Excused: Staff Present: Dan Kwasnowski, Environmental Planner; Josh Bogdan, GIS Technician; Patty Millard, Recording Secretary; Mary Ann Sumner, Town Supervisor: and Joseph Solomon, Town Board Liaison (7:20). Absents Tom Hatfield. Others Present: Wayne Mattheson, Jr.; for Manhattan Estates Meeting called to order at 7:00. Manhattan Estates — Sketch Plan Conference There were four points the Planning Board asked them to address at the initial meeting. A letter was given to Planning Board members from i°lenry Slater with a copy of the maps for tonight and Mr. Mattheson's letter addressing each of those points. i . On the plans, identify what would happen with Mr. Cornelius' daughter's lot which has an existing house on it. ® 2. Details ofNYSEG easement. 3. Move the temporary turn around of Phantom Drive out of the line of Bernic's driveway. 4. Determine the suitability of the soils. Make sure there were at least 12 inches of perk able soil on each list. I. This lot will be broken off during Phase 11. 2. Details of easement in letter. 3. Discussed whether secondary access was needed for Phase I lots. It was determined that it wasn't needed. The retention pond is planned to have 100;000 gallons of water for fire reasons, per the fire marshal. 'Phis is across Twister Way from Phase 1, Lot 4. 'There will be a standpipe here for emergency use. When full, it'll hold over 225,000 gallons. On a regular basis, it will hold about 100,000 gallons. CIS Map for proposed zoning — Josh Bogdan was present to review the proposed zoning map with the Planning Board and show the various details that can be shown with the new GIS inforniation we have available. PB discussed the map as Behan has proposed it and placement of proposed zones. Made some modifications and will continue to discuss the map at the next Planning Board Meeting. Minutes of the April meeting. Motion by David Weinstein. Seconded by Megan Whitman, All voted yes. On a motion made and carried unanimously, the meeting was adjourned at 9:00 pm.
