ALSO PRESENT: HENRY SLATER. ................................................... ............................... The meeting was called to order by Chair. Barbara Caldwell. Ms. Caldwell circulated a flyer regarding a planning board workshop and encouraged as many as possible to attend. Re: PLEASANT MOUNTAIN SUBDIVISION • Henry Slater stated that the developer had secured financing for the infrastructure, providing a home existed. The lending institution wished to see a development in progress if they were to lend money for infrastructure. Mr. Hovanec phoned the Zoning Department and inquired if this were a possibility? 1. Mr. Hovanec has a conditional approval for the sub - division upon completion of the road and infrastructure. 2. According to David Putnam the sewer lateral is along Mt. Pleasant Road and therefore not a problem. The water is to the edge of the property. As long as the developer works with T.G. Miller Engineers and Surveyors when the water is extended, doesn't pose a problem. 3. Town Attorney Mahlon Perkins stated that in reality this is not a subdivision because it can't be recorded. Since he owns the land he can create three conforming lots. He would return to the Planning Board for a phase one approval if he wished to build on a forth lot. Mr. Perkins emphases that the developer should understand he is developing lots, roads and infrastructure simultaneously as per the original approval. • Page 1 of 2 0 0 0 .� JR 4. The proposed lots have road frontage. Lots being considered are # 1, 117 14, and 10. S. Permits issued will be consistent with zoning. 6. The developer agrees to follow the proposed plan allowing the development of the road and infrastructure to complete the sub - division later on. 7. The Board is aware that the developer would need their approval for development after the third lot. 8. The developer needs to have the infrastructure completed within the 180 day extension, and therefore should comply with the plans submitted.. ..................... ...............................
