PLEASANT ROAD. DISCUSSION: MINOR SUBDIVISION IN PROPOSED PALEY SUBDIVISION - WEST DRYDEN AND WOOD ROAD. MEMBERS PRESENT: CHAIR BARBARA CALDWELL, RICHARD TURECEK, GORDON DEIBLER, ROBERT FLETCHER, ERICA EVANS AND JOSEPH LALLEY. Barbara Caldwell. SKETCH CONFERENCE - PLEASANT MOUNTAIN SUBDIVISIOiN Michael Hovanec outlined a proposed 8 lot subdivision on the North side of Mt. BOARD CONCERNS (1) CURB CUTS: A. People coming out of unfamiliar places. B. Design driveway so property owners would not back out into traffic. C. Incorporate more than one property into a driveway, eliminating some of the curb cuts. DISCUSSION Mr. HOVANEC thought it would be cost prohibitive to construct a road to eliminate curb cuts: They are within the required regulation and would make the lots even smaller. There is a gully wich runs East to West along the wood line approximately 400 feet back into each lot. Banks are not favorable to shared drives. "Flag lots" may resolve the issue by three lots sharing one drive, each remaining two lots sharing another for a total of three curb cuts. (2) EASEMENT RIGHTS ON LOT #1: Mr. Hovanec stated would be willing to divide lot one into the remaining lots, making this a 7 lot subdivision. PURCHASE OFFER ON ONE LOT OF PROPOSED PALEY SUBDIVISION Attorney Phillip Winn address the Board on behalf of Michael Vorobyev who wishes to purchase a lot from Mr. Paley and divide it between he and his brother each placing a double wide on their new lots. A. Paley's have had a sketch conference for a possible subdivision. B. Wet land issue cannot be addressed until after the spring flora. Subdivision on hold until this issue is addressed. C. The Planning Board could consider this a minor subdivision: The other white in the working stages has not proceeded or actually happened. D. The lot in question does not appear to be in the wet land area. Henry Slater thought the furthest Northern boundary is no closer than 500 feet from the nearest boundary of the wet land, and is reasonable to assume you won't have a septic system within a hundred feet as required. E. They would be reasonable lot sizes. CONCLUSION: Attorney Winn stated he would prepare a purchase offer contingent upon all necessary approval from the Town, State and Health Department... septic, well and the like. .............. ....................4..........
