A copy of their plan and their reasons are reproduced as pages 0 and 3. • • 2 PROPOSED ALTERATIONS TO: September 23, 1993 MOORE WOODS SUBDIVISION TOWN OF DRYDEN, NY. REASONS FOR NOT CONSTRUCTING "TRILIUM WAY" 1) FINANCIAL - (This was the primary reason for reevaluating the need for Trilium Way)r. • The cost of Trilium Way could be $100,000. • It stretche our resources which could be better spent somewhere else on the project. * It would mean that we won't build both roads right away until we get enough money to do both at the same time i It slows down the project. It may even mean we may not be able to do it at all since the profit, margin is significantly lower This in turn would ;.educe the town tax base. i * Of the two roads "Trilium Way" would be the more expensive road since it is longer and steeper than "Primrose Lane ". I 2) LESS ROAD FOR TOWN TO MAINTAIN * If "Trilium Way" is not constructed less tax money would be spent on maintenance for a redundant road. 3) MORE PRIVACY FOR THE " MOORE WOODS" RESIDENTS *-Tho cixeular "Trilium Way" would have more traffic going past indivi dual homeowners property. i * A circular road invites non - residents to use "Trilium Way" as a turn] around or for the curious to drive by. 4) ENVIRONMENTAL IMPACT * "Trilium Way" would be a steeper incline then "Primrose Lane" and therefore would have possible embankments.. * "Trilium Way" is a redundant road and Consequently it would need- lessly cut trees and remove flora. • * "Trilium Way" adds more runoff to the water shed. 0 • • 0 / r 0 --i 0 I a z I•V .o e 0 p s = \ r 04 r 0 10 C t r bo 0 —1 2 Q o G N N U) r\ rn og o n o ro 6z N7 Lj) 2u :Z I I • MORE WOODS CONTINUED% • PB 10-21-93 PG. 4 Mr. Lavine discussing "Trilium Way" stated he recalled the Board had concerns about turning traffic on and off from is required Hunt Hill and the Road and that by creating remember a one way road A written made both safer. Mr. Moore noted there subdivision. isn't any reference statement or specifications in the Dryden Highway guidelines road right for building which will a one way be included road, however did concede that was the discussion at the time the subdivision was proposed. Mr. Lavine review noted AND REVIEWED that was the Dept. is required only and the specific Board should concern he could remember the road as with A written this section of the subdivision. statement The Board discussed flag lots for #10 and #11 and lot #14 would now require road frontage which was provided by the development of Trilium Way. Mr. Moore inquired if it would be possible to sell off lots #6 and #10 before the road was built, providing the revision was approved. Mr. Slater stat proposed road, build on that 1 Town. Mr. Lav i frontage on the ed if of ne p in t the was stat ropos he past where frontage was required by the road wasn't done the only way you could if a letter of credit was posted with the ed however that was because lots had ed road. As this was a technical question the Town Attorney would have to render a decision. The concern being when the subdivision was approved the road had to be built first. If the revision is approved there is the concern that when the first lot closes the subdivision becomes taxable lots and can two lots be build before the road is build? THE ENVIRONMENTAL review ASSESSMENT FORM WAS READ BY CHAIR. B. CALDWELL AND REVIEWED from BY THE BOARD. For the final review a letter as from the Health Dept. is required reappeared in time to and the Town Board should review required the road as altered.
