HomeMy WebLinkAbout1989-06-15• 01 Town of Dryden Planning Board June 15th, 1989 Members present: Buzz Lavine, Ron Chase, Ron Roberts, and Chairwomen Barbara Caldwell, Ralph Varn -PUD- Snyder Hill- Ralph Vern and Larry Fabroni present to talk about changes proposed. Attached and detached housing, no daycare center, no apartments and no elderly housing. Two cul -de -sacs vs, one is still a possibility. Oetting a right of way for sewer line, taking it down to Slaterville Rd. 56 total attached units in phase one and 14 single family lots. All of the units and buildings in all of the phases would be a total of 220 units on 109.26 acres. The concept of clustering still appeals to him vs. a straight, single family subdivision. Mr. Vern feels that an acceptable town road could be constructed on the existing 47 ft, road vs. the 60 ft, road required. The idea that a PUD has to be on a state or county road he feels should be amended and chance to an acceptable town road. There is a 281 section for clustering if it's allowable. Phase 1 would be the same for a PUD and a 281. Public concerns How long from if you just build phase 1 from Snyder Hill NO to the cui de sac, access and egress,some 2,000 to 2500 ft., gradient concern of hill, carrying capacity of a town road. The concept is liked, the clustering is liked using land intensly, concern of the length of the road for phase. Is it realistic to have the length of road for 47 ft. width. Larry Fabroni said the location is good for the sewer and water in the Town of Dryden which would serve 30 + 10 lots. This area was intended to be served with public utilities thus higher density. The stumbling block in the process is the town road. Ina letter from the Town Attorney he said that if the road is doable, then it can be accepted. The Planning Bd is willing to take a look at the 47 ft. width to see if it would work. A preliminary public hearing is scheduled for July 20th. Respectfully submitted, Jane Koelsch
