RE: Zoning Analysis – 209 Cobb Street
I have reviewed the project plans for the addition at 209 Cobb Street, dated October 11, 2021, and have
determined that the project meets the zoning requirements for the R-1b zoning district and does not require
any variances to be constructed as currently proposed. The property has existing front yard and side yard
deficiencies that will not be exacerbated by the proposal and therefore do not require an area variance per
Section 32532-C(2) of the Zoning Ordinance. Any changes to the proposal may result in the need to attain a
