Town of Dryden December 19, 1985
Planning Board
Planning Board met on Dec. 19, 1985. Chr. B. Caldwell called meeting to order
8:10 PM. Members present; R. Lampila, R. Chase, B. Caldwell, P. Underwood, &
Z.O. S. Stewart. H. Slater arrived 8:45 PM. Absent; R. Beck & B. Lavine. Also
present; G. Rotunda, E. Sims, J. Zahradnik, & M. Blodgett.
Minutes of Dec. 5th read - P. Underwood motion to approve. Seconded by R. Chase,
VOTE ALL YES CARRIED
Brief public hearing on application of Marilynn Dahl & James Krumhansl, Hunters
Lane, Ellis Highlands, Ithaca. Own lots 47,46, & half of 45. Wish to change from
22 lots to 2 lots, sent map of proposal. B. Caldwell stated she'd checked with
Town Atty. He said it was matter which should be in records. R. Chase motion to
approve. Seconded by P. Underwood.
VOTE ALL YES CARRIED
G. Rotunda - showed maps of proposed phasing of his land - two houses finished -
one sold - started road - lengthy discussion of ideas for road (turnaround or
"T ") Found with "T" potential for 10 lots instead of 6 in second phase, & 3 in
final phase. Going to talk to NYSEG - underground utilities - may be able to
get natural gas - will drill own wells - What's next?
B. Caldwell - You need to talk with Health Dept, Soil Conservation Service
(drainage plan), Town Highway Dept, & fill out EAS form. Our next meeting Jan. 16,
can you be ready with some fairly detailed drawings & contours? Rotunda thought so
• E. Sims(spokesman), J. Zahradnik, & M. Blodgett - showed map of proposed plan
for 4 trailers on 10 acre lot on West Dryden & Wood Roads. Had put sluice in &
got a call to come to meeting tonight before going any further. Have papers from
Health Dept. but no tests yet for perc. Discussed roadway (turnaround or "T ")
Suggested more detailed map with names on parcels & "T" centered on lot - also,
perc should be done as soon as possible. Had talked to NYSEG -they will put in
overhead electric to end of public road they are putting in.
B. Caldwell - for next time we'll need Health Dept. papers, amended map (with
your names & name of road) Showing how you're going to do your road, with frontage,
a contour map (so we can discuss drainage), Soil Conservation Service, EAS form
filled out(S. Stewart), must talk to Town Highway Dept. (about road)County
Planning Dept. We'll schedule public hearing for January 16th at 8:30PM.If you
get "green light" then, we'll have to have final map with location of wells,
septic systems, road (with name) etc.
Minutes of Nov. 21st meeting read. R. Lampila motion to approve as presented.
Seconded by H. Slater.
