Town of Danby Planning Board
September 16, 1987
Members Present: Donald Graham, Chair, Joel Gagnon, Secretary,
Walter Sczepanski, Gerald Catlin, Steve Stein, Nancy Weitzel.
Others Presents Carol Sczepa.nski, Fd Roberts (Bald Hill), Donald
Burdick, Ric Dietrich, Albert and Rheta Shephardson.
This was the regular September meeting of the Board.
The meeting was called to order at 7:31 P.M.
Albert and Rheta Shephard.son presented plans for a planned develop-
ment which they proposed for their property on Muzzy Road. After
consultations with the Shephardsons, they agreed that the P.D.
should be limited to 5 acres and not-, include the current residence
so as to give them maximum flexibility in the use of their remain-
ing property. The district boundaries were to be established by
survey, since the Shephardsons were not exactly sure how they
wanted to divide off the 5 acres. Several changes in the applica-
tion were made: the future possibility of a museum behind. the
store was indicated on the sketch map, the main building dimen-
sions were changed to 20 by 22 feet at the Shephard.sons' request,
and the first paragraph of the cover letter was altered to replace
"etc." with " and other goods consistent with a Western theme,
not to include firearms or ammunition." Albert indicated that he
was planning for 8 -10 narking places, which he and the Planning
Board felt would be adequate. With the incorporated changes, the
Board voted unanimously to recommend approval of this P.D. to the
Town Board, with the following further recommendations pertaining
to it: that the property be surveyed to establish the district
boundaries once it is decided where they are to be, that the district
be about 5 acres in size, that there be adequate space between
buildings for fire safety, and that-, adequate provision for off -
street parking be required as a general condition.
The Board reviewed County Resolution 156, the "Solid Waste
Management Landfill Impact /Offsets Initial Program ", which was the
compensation package proposed by Frank Proto to the County Board
of Representatives. TOV,4169rd reviewed it and made several changes
which we would like to see incorporated in the event that Danby
is chosen as the site for the new County Landfill.
