HomeMy WebLinkAbout1980-12-18Planning Board Town of Dryden Present: Chw. B. Zo. S. December 18, 1980 Caldwell, M. Lavine, J. Hunt, T. Bonn, B. Hamilton, Stewart Rocco Lucente - Oriole Drive Sub_ Division: Mr. Fabroni, engineer for Rocco Lucente, presented the plan for Oriole Drive, as follows: 1) seven lots for approval. These are last seven lots that can be gravity sewer, without a pumping station. 2) minimal size of each lot would not exceed 1500 sq. ft. 3) existing..water main can support all lots seen on map. 4) as far as traffic - approximately 20 cars an hour in peak afternoon traffic. 5) if Planning Board approves map, Town Board would have to approve formation of water sewer district with Cayuga Heights :gpproval because under contract for sewer to empty in their sewer plant. A question was asked.if enoughj' water pressure f additional units. Mr. Fabroni said according to fire no problem to hold 20 lbs. pressure. Would get copy next meeting. Some concerns of board members: or fire equipment for underwriters' test of information for 1) Hanshaw Road intersection too dangerous with additional traffic. 2) Something to be done with houses on lots that have back yard to Hanshaw Road. Especially lot 466. Possibly buffer area of trees. Letters from Soil Conservation Department and County Planning Board were presented to board. The concern of Soil Department was with drainage. Also before lots completed, should be seeded. Mr. Lavine went over Enviromental Assessment Form. Stated Mr. Fabroni' covered everything well in his presentation. There would be no significant impact to area. Some concern over pond which is located on Ludgate property but all residence are said to have ownership to center of pond. The pond is not a natural pond or a sealed pond. Concern is with safety with children . It was suggested that possibly Mr. Ludgate could present a statement on what he thinks of the situation. A public hearing will be held on January 15, 1981 at 8:0o PM when Mr. Lucente and Mr. Fabroni are to have topography map, information on air- port hazzard or noise zone and what to do about concerns with lot 466. Also Mr. Ludgate and Mr. Levin are to receive letters on the public hearing. Other Discussion: Chairwoman Caldwell passed out copies of census information. Mr. Hunt suggested that town could think about having a build- ing or housing code especially for life safety. Chairwoman Caldwell thought census information would be ready in the spring.
