HomeMy WebLinkAbout1975-02-20Planning Board Minutes - Town of Dryden February 20, 1975 Present: M. Peck, R. Everett, B. Caldwell 1. John Haight of Rowell Assoc. appeared with the final papers as directed on Cotton Patch II (M. Proulx dev. on Thomas Rd.) which were signed. He expressed concern over the degree of reliance which we may be placing on the reports of the Soil Conservation Service although he has found their reports helpful and reasonable thus far. 2. Attorney Dirk Galbraith appeared with Bernie Cornelius to initiate formal subdivision procedure on the area known as Ringwood Knolls off Ringwood Road. The map of 1968 as submitted does not conform t-) subdivision requirements, either in lot size or road proposal. The driveway currently used for access to the area may be too steep. It also may be too narrow, especially at the bottom where there is an additional problem of a bridge abutment and a very sharp angle where the drive intersects with the road. We suggested that the attorney check with Dick Case, fire dept., Co. Highway (re bridge), DEC (re possible stream changes), and redesign lot layouts to conform to the ordinance before we considered it further. 3. Ringwood Court - siting of house on Cornelius lot - members agreed with ZEO Stewart that the setback on the turnaround side may be interpreted as a corner lot in this case. 4. Mr. Van Sickle- appeared with plans for his subdivision (6 -7 lots ) on Morris Road. Six lots on preliminary testing appear satisfactory but the 7th may have drainage problems. No new roads will be involved. We would like an SCS report for our consideration as well as the necessary Health approvals. The Public Hearing is tentatively scheduled for April 17th' at 8:00 provided the Health Dept. approval has been received in adequate time to allow for legal notice. 5. B. Caldwell briefed the members on tentatively scheduled for March of the DEC man, the proposed Fall Creek meeting which is 3,4,19,or 20th depending on the availability Barbara H. Caldwell, Chm.
