Meeting commenced at 7:45 p.m.
Diane H. and Eleanor L. Church — 51 Freese ltd. R.D. 7, Ithaca, New York.
Six lots in park. Each trailer will have own drive with entrance off Freese
Rd. Has 1,000 dal. tank. Mr. Church was originally told 2 trailers could be
on 1,000 gal. tank. Checked with Health Dept. abo!it newer system. Chairman
Caldwell read letter from Vincent P. Hannon Asst<oliperintendent of Public
worls rejecting application for 1�"" water service as sewer is not available
P.s per agreement between Town of Dryden and City of Ithaca. Letter from
applicants to Town Supervisor C. McCord read by Chairman Caldwell regarding
r dents of Freese Rd. petitioning Town Bd. of Dryden, N.Y. for an extension
of the Varna. Sewer District on Freese Rd. from the bridge towards Hanshaw lid.
for the purpose of further development. Residents are Duane and Eleanor Church,
Wilfred and Cla,idette Johnson, David Pullen. Chairman Caldwell was concerned
about school bz.is traffic with the 1 -lane bridge and hill by the park..
John B. Smith - Rt. 38, Freeville,_N.Y.
Mr. Smith presented sketch of subdivision. This viii be on a new road.
Applicant will bring detailed drawings at next meoting 8/2/73. The land is
leVally deeded in 1 parcel of property. The Planning Board gave approval of
a 1 -lot minor sl.ibdivision on Rt. 38 to the South of John Smith's present home,
tri- angular portion noted on the map.

presented. 'There was a, question on name of 1 street in plat's "atramberry
Lane ". It was stated there is 1 street by that name already in the community'
Potential problem having 2 streets named -the same wol.'ld be medical. Name
will be changed and noted on.map. A performance Mond is not required. Lots
#16.19 are not approved by health Dept. at this time. There will not by any
cellars ,ender the homes. Formak acceptance of road needed from Helen Amdur.

Presemtly there are 44 units on 7z acres of land. 1 {r. Lawrence owns %J
additional acres which is Health De.pt., approved for additional t.inits of 32 -35
Nlobi le Homes. The is 1 sand filter for existing units. Will have an

approximately 80 units. Park will comply with trailer zoning ordiance.
Fuel. oil, gas, electric, water will be underground. Mr. Lawrence will be
in at. a, later date with a detailed engineer's drawing. 'Town Board approved
above in principle but to be turned over to the Planning Board for working
oltt the details with formal recommendation back to the Town Board.
Discilssion on Planned,11nit Development - A Planned Unit Development would
allow for public services - allows a greater density and cluster housing.
Chairman Caldwell asked Board members for their opinions on this type of
development. Discussion on - should a public hearing be held after the
'own Board had passed .i.t to the Planning Board for a preliminary report.

Stewart giiesti.oned a new road being built by Mr., Robinson for
apartment complex on fit. 38. Freeville9 N.Y. Health Dept. has approved
lagoon system for sewage disposal. Mr. Robinson has a permit fur complex
which has a total of 5 buildings. Each building with the following, bedrooms:
Blii ].ding #1 - 7 - 3 bedroom apartments
Building #2 - 8 - 1 bedroom apartments
Building #3 - 7 - 3 bedroom apartments
Building #4 - 7 - 2 bedroom apartments
Building #5 - 6 - 2 bedroom apartments
01iestion was raised on dwelling and dwelling unit. Helen Amdur `town Attorney
has to accept road approval. In this case all papers will be given to Helen
Amd,ir to clarify what Planning Board function is, Mr. Robinson met with the
ganning Board on Aiarch 159 1973. At that time there was a question as to
not enough area for the number of units planned. The land will rerna.ia tender
one Ownership.
