HomeMy WebLinkAboutZoning Analysis - 228 Dryden Road - 10-7-2021 TO: Lisa Nicholas, Deputy Director of Planning & Development FROM: Megan Wilson, Senior Planner DATE: October 7, 2021 RE: Zoning Analysis – 228 Dryden Road I have reviewed the site plan for 228 Dryden Road, dated April 28, 2021, and have determined that the project does not meet the requirements for a multiple dwelling in the CR-4 district and will require several variances in order to be constructed as currently proposed. This project was originally designed to meet the row house regulations of the CR-4 district. However, as a result of recent project changes, the proposed building no longer meets the City’s definition of row house and now must meet the district requirements for all other structures. 1. Maximum Lot Coverage by Buildings: The proposed project will have a lot coverage by buildings of 67.2% This exceeds the maximum 50% allowed by the Zoning Ordinance by 17.2%. 2. Minimum Green Space: The applicant has not provided sufficient information to determine whether this project meets the minimum green space requirements. 3. Side Yard: A multiple dwelling in the CR-4 district must have a 5’ side yard on either side of the building. The applicant is proposing a 2’ 10” side yard on the west side and a 6” side yard on the east side of the property. 4. Rear Yard: The project site requires a minimum rear yard of 20’. The building extends into the required rear yard, resulting in a 5’ rear setback. 5. Maximum Building Length: The CR-4 district limits building width to 45’ in length for all structures other than row houses. The proposed building will be approximately 87’ in length, which exceeds the maximum length by 42’ or 93%. Please feel free to contact me with any questions or if you need any additional information.
