Mr. Paterson reported that Haefer bought the G.I.P.B. was a good long- term investment but was not well informed since he had been on it only two months. Mr. McGory was unable to. contact Mr. Stillwell Brown, The Chairman suggested we ask the Town Board to appropriate $250. for an associate membership in the G.I.P.B. r. Since the other members were usable to come to an decision, Mr. McGory moved that the whole matter concerning G.I.P.B. be tabled. He was seconded by Mr..Hanshaw. Mr. Abrams presented a sample of the type of map he is preparing. He idll made the large individual maps in color key and the smaller -scale wall mpa in black and white. The Regional Planning Meeting at the Mark Twain in Elmira was announced. Mr. Paterson moved that the meeting be adjurned. tz Katharine C. Payne The Planning Board tentatively adopted the definitions stated in the Town of Ithaca Zoning Ordinance. 1 0 Eleventh Meeting TOWN OF DRYDEN PLANNING BOARD September 15, 1958 Present at the eleventh meeting of the Town of Dryden Planning Board convening September 15 at the Town Offices were Mr. Newman, Mr. Gridley, Mr. Baker, Mr. Abrams, Mr. Paterson, Mr. McGory, Mr. Sadd, Mr. Hanshaw, and Mrs.'Payne. Abbent were Mr. Harrington and Mr. James, Mr. Newman .began the meeting with a review of the law on "Planning Board" versus "Zon. ing Board ". He•'stated that a planning board has terms of office and can zone. A zoning board has no terms and cnannot plan. He also reviewed procedure in preparing an ordinance. Mr. Newman then outlined the sections contained inthe Ithaca (pity ordinance and-in the Ithaca Town ordinance. He recommended that the Dryden, Town Planning Board set up districts first. He also pointed out that zoning and planning expense mhst lawfully be borne by the Town exclusive of villages. He stated that�regdations should be uniform within districts. Non- conforming use can be continued but not expanded, or expansion must comply with zaing ordinance. Mr. Sadd stated that strict definitions of requirements for multi- residential buildings, such as converted apartment houses should.be made. PC It was decided that the types -of property included in the ordinance would be residential, agricultural, industrial, and commercial. T n off. The Ithaca ordinance was used as a pattern for setting up the Dryden Town Ordinance. Starting with Article III, page 3, in th� Ithaca Ordinance, the following changes were made: I. "Fur- bearing animals" were added to the exceptions in Section 4, No. 7. 2. "Town Board" inserted for "Board of Appeals" , Section 4, No. 11, 3. Signs were relegated to a size of two square feet in Section 5, No. 2. 4. Lot coverati was placed at 30% in Section 8.� 'Discussion ended at the end of Article III.
