CURTIS J. UFFORDs I am Curtis J. Ufford of 210 Bryant
Avenue* Ithaca, New York and I am
Secretary of Evaporated Metal Films
j Prop.$ Inc. which is located at 701
711 Spencer Road. Our laboratory
and research area has become over-
crowded and relocation of our pro- it
duction and research areas is neces
sary.
Appellant•s exhibit #1. Mr. Ufford
is now showing the Board a plot plw
and explaining where the addition
would be in relation to the rest of
of the building.
MR. MARTINS Is there anything in particular tha
I! farces the location of the addition i
to be there# could you not shove itil
! over so it would comply with the
j
Ordinance?
!
MR. UFFORDs The proposal is to extend the present
building approximately eighteen fee
from the back of our building south
east towards our property line which
runs parallel with the railroad trac s.
The addition would extend within the
required rear yard for the zone.
The nature of the process makes it
necessary to carry on definite
activities in definite areas and it
i would not be feasible to locate thi
elsewhere because of the machinery
that is required. The proposed
;I
additional space would be adjacent I
to the present production and re- i
search areas.
i; Appellants exhibit #2, Mr. Ufford }
has a set of photographs which show l
exactly where the addition will be j
jl in relation to the building.
j
MR. MARTIN: How much of the distance are we havi g
to waive?
!i
MR. UFFORDs Eleven (ll) feet.
. MR. MARTINs Is the property gust beyond this i

.
of Zoning Appeals# is that right?
MR. UFFORDs Yes it is.
IMR. VAN MARTER: You have access to the Planning Boar
and to the staff, would you suggest
a change in the zoning out there;
since the Zoning Ordinance and map
are being revised and rewritten?
MR. UFFORDs Yes, I think I would. li
THE CHAIR: Is there anyone to speak in favor of,
II this appeal? i{
VINCENT GIORDANO: I am Vincent Giordano of 57 Woodcres
Avenues Ithaca, New York. I have jj
been the successful bidder for this ,I
addition, as a matter of facts I hav
been the successful bidder in the
j. past for the original building and
j the first addition. having worked I
for the Uffords before# I can assured
you they want their building done j
right and looking the best it cans
if they maintain their property very
well and have a beautiful building
there nowt I feel this could only
add to the good of the neighborhood.Il

!EEXECUTIVE SESSION, BOARD OF ZONING APPEALSt CITY OF ITHACA*
OCTOBER 1, 1973 j
II
APEE& N0. 1027,1
CHAIRMAN HARPER: I make a motion that we allow the Ili
I variance.
ii
,LMR.
MARTIN; I second that.
 II,
FINDINGS OF FACT: II
II I
1) The usage of the property would
be only usable by this particular
i
company at this times
'{ 2) Given the use of the existing
building and the proximity of
i railroad right-of-wayw it would
H appear that the proposed addition
would not be injurious to the
neighborhood.
!VOTE# YES - 6 NO - 4
;
(SMR. MARTIN: I move the exception be granted. j
II ,
1CHAIRMAN HAMPER: I second that.
IFILDINGS OF FACT s
l) The requirements of the process
carried on in the existing faeilty
and the location of existing
equipment makes it impractical t
locate the addition in a way tha
jl would comply with the yard re-
quirements
2) Given the steep slope and the II
adjacent Park driveway, it mould )
appear that the addition as pro-
posed would not cause any serious
Problem for the adjacent property
and hence, the spirit of the
Zoning Ordinance would not be
i violated by the exception.
