I is in a pretty sad state of affairs it has been run down, this is not necessarily poor management or any- thing, the owner has been ill and don't know exactly how long. It h six single rooms and three apartmen s at the moment and I desire to con- vert the six single rooms into two II apartments one and two bedroom re- spectively. I think it can be put on a paying basis, I really don't i care to run a rooming house downtown !i Ithaca; I am of the feeling that the apartment type business lends to a little bit stabler clientele. I The existing situation for six rooms and three living units requires 1,350 sq. ft. of lot size as five apartments the requirements are i, 10250 sq. ft. or 1,000 less. j MR. KASPRZAK: Regarding nonconforming use, is the proposal of converting the six rooms to two apartments permitted in they 3 B-2 zone? i I A. Yes - Multiple Dwelling. I think in nonconforming they mean that it �� is nonconforming to the lot size a j it is now. i MR. KASPRZAK: Mr. Building Commissioner and Zoning j Officer, it this correct? i COMMISSIONER JONES: Yes, a multiple residence is permit- ted in a B-2 zone. 1' I� MR. KASPRZAK: How many parking spaces do you have A. I have two parking spaces plus two garages. i MR. The fact that it is a very large ii property square footage wise inssde � it has a whole bunch of rooms does it it quite well lend itself to this type `; of conversion. rl MR.
