Dear Mrs. Puller:
At its. meeting on Wednesday, April 15th? the Planning Board
reviewed the proposal for a planned development by Mr. Erwin Locker
and his son. Elmer, Based on information contained in a Building and
Zoning application. and presented orally by Elmer Locker, the Board
voted to recommend to .the Town Board that this proposal be approved.
In order to make an informed recommendation about planned
development proposals, the Planning Board should have the following
information in writing:
1. Preliminary plans, drawings and specifications of proposed
structures on the site; relative locations of roads or
streets on the site.
2, Nature of proposed use.
3. The. need for the- proposed use in the proposed location..
4. The. intensity of the operations.'
5. The. effects of the proposed use on adjacent property.
6. Any additional information that my help the Board in
evaluating the-'request.
We
did not receive most
of this information
in
written form for
the
last proposals. We
would like to have
the
person,, requesting
the.PD
be-present at our
meeting to answer
any
questions etc.
A question has been raised: Should the acreage to be included
in the PD b-e surveyed by a licensed surveyor? It seems that there
is no general-requirement for this unless the developer's acreage is
thought to be shy of .5 acres; in. which case a survey sould be necessary.
Otherwise, if the developer is known to have more than 5 acres in the
Town and he can. identify the 5 acre site by referring to appropriate
land (survey) markers, this should probably be sufficient

of Danby, and
since the townline is curving,
it
is suggested that
he have his land
in the town surveyed before
final
approval is made.
If he has less
than 5 acres in Danby, he would
need both-the Town
of Ithaca's and
Town. of Danby's approval for
the
development. He can
not deed Town
of Ithaca property to Town of
Danby
according to sources
in the County
Planning Office.

The Town Board might want to establish a set policy about
whether planned development sites should be surveyed or not for
uniform application. Our ordinance says nothing along this line.
