As it currently stands, our garage and a back section to our house sit approximately 20.3 ft.from the property border. We are seeking to renovate the first floor of both the garage and adjoining rooms along the northeast side of the house,and also the existing second floor of the back section,while adding living space above the garage (of which there is currently none). Because we are only requesting a variance for the area that is 30' and closer to the property boundary,the total area the current plans for the project are attached and show that the total space requested for the area variance, between the two floors, is 750 ftZ(10'-0"wide, and 37'- 6" long,times two floors). Of this space, almost all is planned to be within the current footprint. The only additional footprint is approximately 40 ftZ on the east end of the house, next to the stone patio, while roughly 225 ftZ above the current garage would be "new" space (though all of it would still be within the current footprint). We have worked with an architect to ensure that the character of our house, and that of the neighborhood, after the project will remain as desirable as it is now—if not more. We have spoken with the neighbors on both sides of us on Slaterville Road,and they support the project and have no concerns. We are unable to ask the property owners to the east,as they have moved out of the country.The height of the project will be higher than the highest part of our house, but there is no dwelling located on other lots behind where the project is occurring (indeed,one—the Cornell property—has no structures or occupants). We are unable to achieve the benefit of this project—adding on a master bedroom and bath with a home office while renovating our aging garage—without this variance. Adding on to other sections of the house would create a more undesirable change the character of our house. As noted, because almost all of the project will take place within the current footprint,the requested area variance is not substantial nor will it create any adverse impact to the natural environment surrounding us. It will also not create any negative impact on the physical conditions in our neighborhood. Finally, because the footprint of the house was established well before we took ownership of the property,the difficulty here was not self-created.
