Chairman , Ernest Cole , opened the meeting with the reading of the
D ecember 15 , 1976 minutes . A motion to except the minutes as . read
made by Edgar Oltz , Seconded by Donald Graham . Minutes • approved

Board will be putting more input to the revised ordinance , and
has asked the Planning g Board to go over the revised. ordinance
carefully and take care or the areas that need to be more
inforcable than the old ordinance c
Francis Wright , speaking for himself , .; feels the planning board has
g one too far with the noise and animal controls , feels this is not
needed in DanbyI
Ernest Cole , answering for all the planning board , this was a
. suggestted document , it does not stand as is , only a suggestion
to the people of Danbyo
P aul Smith , feels the mandated and County Laws should not be
i. ihcorporated into the town ordinance . O1'1 Nonconforming uses , not -
to be rectoactive , size of lots too large and we need a definition
of a family .
Floyd Dorn , went through the701 Plan for three years , ' drawing up a
map , and feels • it is difficult to please all the people , and the
lot Size too large some places , too small other places ,
Milton Todd , from a justices stand point , too bard to controls,

Mr . Snedden , and two guest from the Environmental Management
- Council , were at this meeting to ainsw re the questions Mr . Sebesta

was asking about the DEC and the Wetland Law had taken away from
him . The Council and Mn Snedden explained about the land was in
the few Unique Natural Areas in the town of Danby , there are only
eight of these privatelyouwne ,d parcels . Mr . Sebesta was pleased to
find this out and tha. +, they did not take any land away from him .
They would only have to go to the County to show there plans for
what they want to do with this part of the land. .
The EMC told how the Unique Natural Areas was started and that
there are not any laws on this yet , just the Wetland Law , these two
overlap , The gentlemen present has offered to give the Town Boards
a tour of these areas .
Ernest Cole presented a proposed map from Rick Dobson of what his
intent is for now and in the future to his property . He wants more
of his property in the commercial zone . Feels the new draft map
the commerial area is too small . The board has agreed to make this
area larger .

The Planning Board would like at least six months to review and
do over the ordinance . The Town Board agreed to this and would like
the Planning Board to get to them in sections of the ordinance . -
The Planning board wants a written letter from the Town Board
just what they want changed. .
Gary ? vans brought a summary of suggested revisions for these zones ,
B - 1 1 - 1 RR - 1 RR - 2 RA - 1 RR - 3
A _ draft map of the business and RR - 1 areas . Tells us there is only
one Industrial area , under the Danby General Plan , Wilbur Sawmill .
• Suggested this be in a Planned Unit Development area , A proposed
additional business and Design Review area to be On the offical
• Town Map . The . Offical map has gone to the drafting department and
he will bring this to the next meeting .
A letter from George Clarkson ConcerningPlanning and . Zoning0
A letter from George Clarkson about the zoning of Bed ' s , with four
other signitures attached , saying we need bee ' s and should remove
section 427 . 2 AT ONCE ! He says bee ' s rarely cause problems .
A letter from Mr . and Mrs . Gordon Roberts concerning Planning and
Zoning .
Chairman , Cole requested a space for Planning Board papers when the
Town gets the furniture , to do so .
Motion was made by Edgar Oltz , Seconded by Alberta Wilbur to
