Hearing: A Public Hearing was held on September 1, 2015. No one spoke in favor of the project. No one
spoke against the project.
Motion: A motion to grant the variance requests was made by Steven Wolf.

Plannin g & Development Board Recommendation: Planning Board recommends granting the variance.
There are no long -term planning issues with proposal.
Factors Considered:
1. Whether an undesirable change would be produced in the character of the neighborhood or a
detriment to nearby properties: Yes Q No
Reasons: The ro osal will eliminate some of the existing paving on site. Tenants will have an elevated

space to use. Except for an increase in allowed lot coverage, other variances are for existing conditions. In

fact the existin g use will be able to be used more efficiently and effectively, and does not change the
character of the neighborhood Substantial! Y .
Determination of BZA Based on Above Factors:
The BZ A, taking into consideration the five factors, finds that the Benefit to the Applicant outweighs the
Determinant to the Neighborhood or Community. The BZA further finds that variances from Zoning
Ordinance, Section 325-00, Columns 10., 11, 12., and 13, are the minimum variances that should be granted in
order to preserve and protect the character of the neighborhood and the health, safety, and welfare of the
community.
