CAC agrees with the suggestion to research historical significance and neighborhood
character impacts with respect to this project. Connection to the neighborhood from the
Dryden Rd streetscape seems to be an important element that might readily be
emphasized and accomplished with some creative design ideas other than a Utility
corridor leading to storage. Common area space facing and interacting with the
streetscape would seem to be an important design element missing from the developer’s
considerations.

Neighborhood character
Resultant traffic patterns from increased density using existing access should be reviewed
carefully.
CAC notes that Oak Ave is narrow, congested and dangerous thorough fare for all kinds
of traffic: bikes , pedestrians and vehicles. Any increase in traffic volume and patterns.
pouring out of the Summit Ave lot adjacent to the Cascadilla School will have a negative
impact on traffic and pedestrian safety.
What would be the increasing # trips for the proposed 40 room development?
Perhaps traffic calming on Summit is a good idea.
What’s the indoor configuration of the space? Is there any common area in the proposed
structure to improve access and connection with the neighborhood?
What plans does the developer have for encouraging bicycle and pedestrian use?

Are there bike racks, indoor bike storage that are designed to be highly accessible to
residents? What about balcony’s or porches to encourage bike storage?
For example:
If wish to park your bike in the basement and want to go up to your apt what do you have
to do to get there?.

Please check on the invasive potential of Miscanthus sinesis an Ornamental grass species
that has the potential to spread aggressively from its planted site.
Can the A-frame building be razed instead of relocated ….
