The site is located on the southeast corner of Danby Road (NYS Route 8) and Dobson Road. In this sketch conference, we hope to get feedback on our site plan, proposed use, and other items. This site is currently zoned Commercial Zone "C' and according to Section 603.4 d, article iv, "Facilities for the sale of any new products, produce, goods, and equipment" are permitted by special permit only. If a Special Use permit is granted, we would also seek a parking variance. According to Section 706.3 j, retail stores are required 1 parking stall per every 200 SF of sales space. Our 9,026 SF retail store has a sales floor area of 7,263 SF which equates to 37 parking stalls. We would prefer 30 parking stalls. Regarding septic and water, we are in the process of perc testing our site and a public well will be installed. In addition to the site plans, I have included the exterior elevations of our prototypical store along with the prototypical signage.
