The attached variance should be granted for the following reasons:
I wish to build a front porch with a roof instead of the existing concrete and slate
stoop.
(See attached sketches showing present and proposed views of house.)
My goals are to improve the appearance of the house and to provide a rain cover
over the front door. I cannot achieve this in any other way, this is already where
the front door and stoop are located.
My proposed porch would replace the already existing stoop.
The front of my house is 27.5 feet from the front property line, so part of the
existing stoop extends into the 25 foot setback area already.
The proposed porch differs only slightly in dimension from the existing stoop, but
adds attractive corner posts supporting a small roof.
1. Will an undesirable change be produced in the character of the neighborhood or a
detriment to nearby properties created?
No undesirable change or detriment will be created. This will be an improvement
to the appearance of the neighborhood.
2. Can the benefit sought be achieved by some feasible method other than an area
variance?
No. The front door and existing stoop are already in this location. This
improvement will provide rain cover at the entrance.
3. Is the requested area variance substantial?
No, it is not substantial. The house and similar depth stoop are already existing,
and the variance requested is only 3 feet into the 25 foot setback.
4. Will the proposed variance have an adverse effect or impact on the physical or
environmental conditions in the neighborhood?
No.
5. Was the alleged difficulty self--created?
No.
