Staff will review materials and make suggestions for additional submissions or modifications. Planning Board Consideration The Board will review complete application for consideration of approval. The timeline for Board appearance is 30 days after submittal.Sketch Plat Review For complex projects, the applicant should informally present initial drawings of the proposal to the Board prior to preparing more formal plans. Simple projects can skip this step.Preliminary Subdivision Review + Environmental Review The Board will formally review plans and environmental impacts and vote to approve, approve with conditions, or deny the project. Final approvals may be given at the same meeting. Final Subdivision Review The Planning Board will vote on final plans and consider any remaining issues. Submit Application on OpenGov + Pay Required Fees. An application must be submitted at each stage. Notification -The applicant is required to post a town- provided sign on the project site that is clearly visible from the public roadway. -As a courtesy to the public, the Town notifies properties within a 500-foot radius of any proposal scheduled for a Planning Board appearance. The Town of Ithaca Planning Board meets the 1st and 3rd Tuesdays of every month in the Town Board Room.
