At the property located at 90 Marsh Road in the Town of Danby as shown on the accompanying Application, Plans, and/or other supporting documents, for the stated reason that the issuance of such permit would be in violation of Section (s) 600, subsection 6 B&C Of the Town of Danby Zoning Ordinance The UNDERSIGNED respectfully submits this appeal from such denial and in support of the appeal, affirms that strict observance of the Ordinance would impose PRACTICAL DIFFICULTIES and/or UNNECESSARY HARDSHIP as follows: (provide description here or on attached separate sheet) The parcel is .70 acres. located in the "low densitv" building zone. meaning the setbacks applied to this lot are 50' from the side yards and 75' from the rear yard. Taking into consideration the size of the parcel and the shape of the lot, such setbacks restrict/greativ hinder any sort of modification to the existing footprint. We propose to build a two story addition on the south side of the house; the size of addition to be 24'x30' with a garage at ground level, and two stories above. In the proposed location of the addition, we will be removing approximatley 300.6SF of existing living space. The proposed addition will be built in-place of the previously existing 300.6SF footprint, and adding approximately 420SF to the existing building. The south property line is heavily lined with vegetation, mitigating any views from neighboring properties. I attest that all information so submitted is complete and accurate to the best of my knowledge. Also, by filing this application, permission is granted to members of the Board of Zoning Appeals, Planning and Code Enforcement staff, and/or any other persons designated by the Town that may be involved in the review of this application, to enter the property specified above to inspet in connec ' n with the review of this application.
