King Rd: As our current single unitdwellingstands with a relatively small footprint of approximately 1,300 square feet of conditioned living space, we would like to expand . Instead ofadd ingt oourex isting home we are proposing to erect a second unit containing approximately 450square feet of living space, provid in g a private dwelling for guests; mother-in-law , aunts, uncles, kids return ing home from college, etc . If we should find thatthe proposed second dwelling is not being used as much as we had anticipated, we could rent it out for additional income . We believe that a detached dwelling would be a sensible choice for both applications; ( a rental and or guest house). Given the proposed placement of the second dwelling , {please see the rendering provided), we feel the impact of this second dwelling would have minimal to no adverse im pact on our property and or our neighbor's scenicviews . The only temporary soil disturbance to the land would be the excavation for the foundation that the new house would sit on, as the goal is to tie into and utilize the existing septic and waste water systems, well, and electrical service. As shown in the 11x17" color render ing of the site plan, the prop o sed serond dwelli~would sit south, southeast between our existing home and West King Rd, leaving the majority of our2.4 acre parcel undisturbed and accessibleforfuture agricultural use. After reading through the "Miscellaneous consi derations for special permits" Section 902, we fe el that a seconddwellingofthissize (approximately450ft 2 ) would be easy to maintain, provide parking for, and manage noise control, as it would only be big enough to host one guest at a time.
