PRESENT : Chairman George Tselekis , BZA Members Carl Mann, Gerald VanOrden,
Zoning Typist Robin Carlisle Peck, Code Enforcement Officer Alex Rachun
EXCUSED : Andy Glasner
APPLICANTS : Anne Dimock, John Weber and Joanne Bartman, Bonnie White
Chairman George Tselekis called the meeting and a duly advertised public hearing to
order at 7 : 30pm.
Mr. Tselekis stated there are three items on the agenda both scheduled for 7 : 30 ; the
applications would be addressed in alphabetical order-Dimock, Weber and White .
The first review is Anne Dimock, 5040 Perry City Road , Trumansburg, NY . He asked if
Ms . Dimock would provide information regarding the project.
Ms. Dimock introduced herself and stated they would like to build an 18 x 20 foot
addition on the east end of her house . She would like to make it into a two family home,
her daughter and three grandchildren are moving in with her. Ultimately, it would a fifth
suite for her Bed & Breakfast. She would be adding a living room with a bathroom .
Ms . Tselekis asked for comments from the audience, none were offered.
Ms Carlisle Peck stated a letter had been received from the public .
Mr. Tselekis read a letter from Tommy Brown, Assistant Clerk of the Ithaca Friends
Meeting stating they do not oppose the construction of the addition. They requested the
construction not occur on Sunday between 10 : 30- 12 : 00 Noon, the second Sunday in
August and September they hold a business meeting between 12 : 30-3 : 00 pm. They have
a memorial service scheduled for Saturday, August 12`x' but are unsure of the time and
will communicate this information to Ms . Dimock upon scheduling it .
Mr. Tselekis asked if there were questions or comments from the Board, none were
offered . He asked if the Board would like to make a motion .
Mr. Mann made the MOTION, Mr. VanOrden SECONDED the MOTION.
Whereas, there will be no undesirable change to the character of the neighborhood and
no detriment to nearby properties resulting from the requested variance and
Whereas, the benefit sought by the applicant can not be achieved by a feasible
alternative method other than an area variance and
Whereas, the requested variance is not substantial and would not have been required
under the previous zoning ordinance and
Whereas, the variance requested will not have an adverse effect on the physical or
environmental conditions of the neighborhood and
Whereas, the alleged difficulty was not self-created,
THEREFORE BE IT RESOLVED, the Town of Ulysses Board of Zoning Appeals
approves the variance to construct an addition with the proviso no construction take
place Sundays to interfere with the Friends meetings to Anne Dimock, 5040 Perry City
Road, Trumansburg, NY 14886 Tax Parcel 24. -3 -8

The motion was carried unanimously, variance is approved
Mr. Tselekis stated the next application was from John Weber and Joanne Bartman,
1005 Honey Bee Lane, Trumansburg, NY. He requested they describe their project .
Mr. Weber stated they had purchased the in February; they moved in June 2°a and would
like to construct a garage that matches the house . He stated all the building setbacks are
in compliance, they would like to have protection for their vehicles in the winter from the
snow .
Mr. Tselekis noted the application was rejected due to the lot size being 1 . 16 acre (2 acres
are required) lot frontage is 225 feet (250 feet required) and the depth is 220 feet
(minimum 250 is required) . The setbacks are all in compliance the lot had been legal and
conforming prior to the current zoning.
Mr. Tselekis asked if the audience had any questions, comments, none were offered.
He asked if there were any questions or comments from the Board.
Mr. VanOrden asked if they were made aware of the zoning ordinance when they
purchased the property.
Mr. Weber stated they purchased the property in February and moved into it in June,
they were not told of the zoning ordinance .
Mr. Rachun stated he tended to doubt the new owner would know, the old owner had
applied for the application under the old zoning ordinance, the house is little over a year
old .
Mr. VanOrden asked where Honey Bee Lane is located .
Mr. Weber stated it is off Perry City Road, going South on 96, you take a right.
Ms . Carlisle Peck stated a letter had been received .
Mr. Tselekis read the letter received from Richard and Sally Carland, 1000 Honey Bee
Lane, Richard and Mary Parker 1002 Honey Bee Lane, Scott and Rebecca Stewart 1004
Honey Bee Lane, they stated they had no objections to the building of an attached garage
as long as it conformed to the character of the neighborhood .
Mr. Tselekis asked if there were any motions from the Board.
Mr. VanOrden made the MOTION, Mr. Mann SECONDED the MOTION.
Whereas, there will be no undesirable change to the character of the neighborhood and
no detriment to nearby properties resulting from the requested variance and
Whereas, the benefit sought by the applicant can not be achieved by a feasible
alternative method other than an area variance and
Whereas, the requested variance is not substantial and would not have been required
under the previous zoning ordinance and
Whereas, the variance requested will not have an adverse effect on the physical or
environmental conditions of the neighborhood and

Whereas, the alleged difficulty was not self-created,
THEREFORE BE IT RESOLVED, the Town of Ulysses Board of Zoning Appeals
approves the variance to construct an attached garage to an existing structure to

The motion was carried unanimously, variance is approved.
Mr. Tselekis stated the final was Robert White, PO Box 27 , Jacksonville, NY . The
application was denied to build an addition to an existing dwelling, the frontage is 200
feet (minimum 250 feet) all other setbacks are in conformance, lot was legal and
conforming prior to the adoption of Zoning Ordinance August 2005 . He asked the
applicant to describe the project.
Ms. Bonnie White stated they would like to build a 600 square foot addition-it would
consist of a living area, bedroom, bathroom to accommodate out of town guests .
Mr. Tselekis noted they had met all the setbacks and were screened fairly well from the
neighbors . He asked if the Board had any questions or comments ; none were offered .
He asked if the Board would like to make a motion .
Mr. Mann made the MOTION, Mr. VanOrden SECONDED the MOTION.

Mr. Mann made a MOTION to approve the minutes of 06/20/06 , Mr. VanOrden
seconded. All in favor MINUTES Approved .
Mr. VanOrden motioned to adjourn, Mr. Mann seconded .
