Dear Mr. Weber, Bruce, Attached are the draft overall site plans for the warehouse/manufacturing facility project located Northwest of the Cortland Commerce building on NYS Route 13. Also attached is the application and SF EAF. The proposed multi-phased project consists of the construction of one 38,000 square foot building, four 30,000 square foot buildings and one 20,000 square foot building, with associated driveways, parking areas, loading docks, utility services, stormwater management facilities and landscaping. The project will require subdivision approval for the acquisition of a parcel of land from the JM Murray parcel and splitting a portion of land off the Cortland Commerce parcel. The project will also require site plan approval. It does not appear that any variances would be required. At this point, the initial phase will consist of the construction of buildings A and E. Buildings B, C, D, and F are to be constructed in the future and their size and location may change depending on the ultimate user's needs. The primary driveway would be off Lime Hollow Road. The paving area shown in dark gray would be constructed in the initial phase and the lighter gray pavement would be installed in subsequent phases. A good portion of the proposed utilities would be constructed as part of the initial phase. Most of the stormwater management facilities would be implemented as part of the initial phase. Parking spaces provided will be dependent on the proposed tenants needs. The Stormwater SWPPP would be prepared for the entire development.
