ZONING POARD OF APPEALS
JANUARY 28 , 1969
A meeting of the Town of Ithaca Zoning Board of Apppeals was
held at the Town of Ithaca Offices , 3rd Floor , 103 E . Green
Street , Ithaca , New York on Tuesday , January 28 , 1969 at 7 :30
o ' clock P . M .
Members of the Board present : Chairman David Powers
Roger B . Sovocool
Loran Marion
Robert Powers
Andrew Soyring
Absent : None
Also Present : Attorney Walter Wiggins - representing Lakeside
Nursing Home , David Cowan - Zoning Officer , John Vasse - Realtor ,
Leo Davis - 1220 T - burg . Road , William Hooton - 1235 T - burg . Road ,
Mrs . Florence Goldsmith ( owner of Lakeside Nursing Home ) and
Architects from . the firm of Finnegan , Lyon , and Colburn , Syracuse ,
New York , Gary Gerard from W . H . C . U . and Town Clerk Edward P .
Riley were also present .
The Public Hearing was called to order at 7 : 30 o ' clock P . M .
and at this time Zoning Officer Cowan read the Legal Ad as
published in the Ithaca Journal on January 23 , 243 25 , of 1969 .
The appeal was for an additional to the existing structure of
the Nursing Home at 1229 - 1231 Trumansburg Road , Ithaca , New York .
Mr . Davis was concerned about roads being too close to his
property and Mr . Hooton was worried that the new structure
might seriously hamper his view of the city . Objection was not
too serious but both parties wanted to lte sure the Board pro -
tected their rights . After discussion and review by the
Board , in which they gave every consideration to Mr . Davis
and Mr . Hooton , the Board asked for a vote .
Chairman David Powers moved that permission for the proposed
use be granted by the granting of a variance for that portion
of the property within the R - 15 Zone District and by the
granting of special approval for that portion of the property
within the R - 30 Zone District . A variance is also granted for
that portion of the building coverage that exceeds 10% of the
lot areas within the R - 30 Zone .
Subject to the approval of the Final Plot Pl <on by the Zoning Offi -

The findings of fact of the May 18 , 1964 Zoning Board of Appeals
are adopted .
Mr . Loran Marion seconded the motion and it was unanimously passed .
The meeting came to an end at 9 : 30 o ' clock P . M .
