ARTICLE IX
SITE PLAN APPROVAL

SECTION 46 . In existing Multiple Residence , Business "A ", "B ", "C " ,
"D " and "E " and Light Industrial , and Industrial Districts site plans for buildings
and uses within said districts shall be approved as follows :
1 . A site plan shall be submitted to the Planning Board . The site plan
shall show property lines , adjacent public streets , topography , size and loca -
tion of structures , area and location of parking , off - street loading and access
drives , proposed s.igris and lighting , proposed landscaping , and any other fea -
tures deemed reasonably necessary by the Planning Board for adequate study of
the proposed 'plan .
2 . The Planning Board may require such changes in the site plan as are
necessary to meet the requirements . of this ordinance and may make recommenda -
tions which it deems necessary to promote the general health , safety , morals ,
and the general welfare of the community .
3 . After a Multiple Residence , Business , Light Industrial and Industrial
District has been, established by the Town Board and whenever additional develop -
ment or changes are proposed , a site plan must be submitted , and approved by
the Planning : Board ' before a building permit may be issued . The site plan shall
show property lines , adjacent public streets , topography , size and location of
structures ; area and location of parking , off - street loading and access drives ,
proposed signs and lighting , proposed landscaping and any other features deemed
reasonably necessary by the Planning Board for adequate study of the proposed
.plan . .
` 4 . The Planning Board may require such changes as are necessary to
meet the requirements of this ordinance .
5 . Upon submission of a final site plan the Planning Board shall approve
or disapprove the site plan .
SECTION 46A . In creating new Multiple Residence , Business "A " , " B " ,
" C " , " D " , and " E " andLight Industrial and Industrial districts , site plans and a
general plan for buildings and uses for such proposed districts shall be submitted

4 • The Planning Board shall recommend approval , approval with modifica -
tion , or disapproval , of the proposed plan . The applicant may then submit to the
Town Board a final plan which may incorporate any modification or additions recom -
mended by the Planning Board .
5 • . ' The Town Board shall hold a public hearing on the proposed Multiple
Residence , Business , Light Industrial and Industrial Districts , with notice , as
provided by law in the case of an amendment to the Zoning Ordinance . The Town
Board may then amend the Zoning Ordinance so as to define the boundaries , approve
the site plan and - impose additional requirements , if any, for the district .
60 Whenever a district is created pursuant to the provisions of this article ,
the owner shall be bound by the site plans as approved and adopted by the Town
Board .
