George Kennedy, Dave Tyler, building inspector Alex Rachun . Absent : Carolyn Duddleston , Andy Hillman, Bobby Weatherby, Rick Geiger, Lorren Hammond , Rose Hilbert , and Budd Stover. Recording minutes : Deb Austic The meeting began at 7 : 35 p . m . There was no quorum of either board . Paula reviewed the summary of the subcommittee meeting and shared the outline Rick had sent including justifications for the proposed zoning changes . Paula noted that a good deal of time at the end of the meeting was spent discussing protection of collector roads such as Routes 89, 96 , and 227 , Halseyville Rd , and Perry City Rd . The group suggested a better proposal would be to create 5 acre lots along these roads and 2 acres elsewhere . One acre lots would still be allowed by going through the subdivision regulations . There was a • discussion of what would be an adequate setback and whether to measure from the center of the road, or right of way . It was decided that a 100 - setback from the right of way would be sufficient . Members also agreed to keep the 200 ' diameter circle rather than to increase to 300 ' since the smaller circle would allow For shallower lots with more road frontage . There was a discussion of the next steps to proceed with the proposal . The town board and planning board would need to set up a joint discussion meeting to go over the proposed changes . There was a discussion whether the next scheduled meeting on August 9th would be good . The importance of high attendance was discussed and it was decided to postpone the meeting on the 9 °i to the 24th if there was unlikely to be a quorum . Alex asked for input on a project being proposed for a property on Indian Fort Road. The owner is considering building a retreat on the property behind his home . According to the owner the retreat would be used for day - time workshops for up to 25 people . There was discussion of whether or not it would be considered a home occupation, or should be a PUD . Paula expressed concern that the project should be subject to site plan review. Members agreed that die project could be considered a home occupation in an accessory building . Alex said he was going to refer the project to the BZA for an area variance because of the scope beyond the boundaries of normal home occupations and ask the owner to submit the information for site plan review. The meeting ended at 9 p . m . " fhe next meeting will be announced . •
