Absent:C. Hatfield 9 J. Baker. Also present: B. Cox, L. Mix, S, 6 C. Milton. C. Hatfield arrived 7:45 PM. HEARING I Public hearing to consider application of William J. Cox of 344 Turkey Hill Rd. to build an addition on front of his house at 344 Turkey Hill Rd and is requesting variance to Sec. 754 -1 of Town Ordinance which requires buildings be at least 70 ft from road center line. B. Cox present - Had sketch, survey map, 6 short EAF - explained why not feasible to build addition elsewhere - stated drainage good - land drains to back of property to creek. P. Brellochs read letter from G. Wood stating addition would meet building 6 fire code regulations. No further questions from Board.. • D. ROSE Motion to grant variance. Seconded. N. LaMotte. No discussion. VOTE ALL YES variance GRANTED HEARING II Public hearing to consider application of Lloyd Mix to build house at approximately 351 Ringwood Rd., Tax parcel 51 -1 -17 6 is requesting variance to Sec. 803 of Town Zoning Ordinance which requires that lot have at least 125 ft frontage on public road. L. Mix present - Showed map - explained R. Lacey had option to purchase land to build, subject to granting of variance. Approximately 25 acres with 77.88 ft frontage on Ringwood Rd - Mix keeping right -of -way for future access to his farm land 6 possible road. S. 6 C. Milton also present - own adjacent property - concerned with future • density - brought aerial photographs of both properties (theirs 9 Mix's) e - 2 - General discussion - location of future house, driveways 6 buffers. • P. Brellochs read addendum to purchase offer for Mix property. • D. ROSE motion to grant variance with following stipulations, 1. future house must be minimum of 40 ft from southerly edge of easement. 2. future house must be minimum of 50 ft from neighboring side yard property (Westerly boundary - "Milton's' Seconded by C. HATFIELD. Discussion: N. LaMotte concerned with establishing precedent. P. Brellochs felt precedent would not be set. VOTE 3.YES (Rose, Brellochs, Hatfield) Variance 1 NO (LaMotte) GRANTED with stipulations Meeting adjourned - complete tape of meeting on file in Town Hall. Secretary, LA
