MINUTES OF TOWN OF ITHAC : , PLANNING BOARD
JUNE 39 1959
Present : All members present plus Wallick and Boynton .
The meeting was held at the Town Barns at 8 * 00 p . m . The minutes
of the May meeting were approved .
to There was a discussion of the special meeting which had been
called for May 18th for the purpose of reviewing a coordinated
flan of the lands 1in East of the Village of Cay egsaiht
South of � the Town of Lans rig , Wes o arren oad`� and o � i"cf
Hanshaw Road , The location of a sewer line leading from the County
Airport as proposed by . Mra Crandall was accepted at the May 18th
meeting . At that meeting , there was considerable discussion conte
cerning general subdivision plans as submitted by Mra _ Craridall , but
none of the proposed alternatives changed the proposed location of
the sewer line .- .
MOTION By Liguori : RESOLVED , that the location .-of the
sewer as submitted by Carl Crandall in the map f the
Otto Schoenfeld subdivision dated. March 30 , 1959 is
acceptable to the Town of Ithaca Planning Board . ,

20 , There was considerable discussion concerning the definition of
the term " Medical Clinic " as it appears. in the . Zoning Ordinanceo
At present there is no definition of the term , and it was decided
that the professional medical definition should be used . Develop
meet of a medical office building in the vicinity of the hospital
was discussedo Because the problems of such a development would
affect such a wide area , it became clear that a planning study of

MOTION by Phillips * RESOLVED , that the Regional Plan
ping Board staff be employed to prepare a . preliminary
master plan for the area North of the Mecklenburg Road ,
South of the ' town line , East of the town line and West
of Cayuga Lake at a cost estimated at $ 300 . 00 but not
to exceed $ 4500000 The study is to cover the following *
land use plan, zoning plan and traffic plana It is
understood that a preliminary plan will be ready July 1 ,
1959 , and a final report will be ready by August 5th , 19590
SECONDED by Liguorio CARRIED .
30 It was suggested that the Planning Board finish its work on
the revised zoning ordinance regarding " Planned Business Districts "

for approval and adoptiono However , it was found that there were
conflicts in the suggested changes and the matter wastabled . Mr .
Phillips was asked to review and report on all the proposed changes
of the revised zoning ordinance for a meeting to be held later JJ.P.

4o Discussion of multi �family dwellings followedo It was pointed
out that the multi -family dwellings sometimes bring traffic , noise ,
and other problems to a community in which they locate . It waa
felt that definite areas should be set aside for such multiple dwell
ings and other areas should be designated for single faiily occupancy .
MOTION by Phillips RESOLVED , that the Chairman be
authorized to obtain legal help concerning jurisdiction
of the Town of Ithaca in relation to Cornell University
buildings as the Zoning Ordinance and Planning Board
regulations ap _}ly to them . The Chairman is authorized
to spend up to $ 250 , SECONDED by Vassea CA.RRIEDa
5 , An application by Rocco Lueente for a change in loth in
his subdivision on Christopher Circle was presented to the Board .
MOTION by Liguori . RESOLVED , that a public hearing
be called to consider change of property lines of lots
23 and 24 of the Christopher Circle subdivision and
provide a right ® of=way through lot 32 for extension of
Christopher Circle toward the West , The hearing is
called and authorized by Section 276 of Town Law , The
hearing will be held on June 17 , 1959 at 7 : 30 P . m . at
the County Court Houses SECONDED by Marion . CAR.RIEDo
