Present : Watson , Philips , Hurst , Liguori , Gordon, Kravetz , and Boynton Ben Boynto+eported that the Zoning Board declined to grant any variance in required lot size for lots No . 50 and 55 of R . Lucenti's Winston Drive Sub . Mr. Lucenti appealed to the Board for a reconsideration . He pointed out that in order to make the lots conform to code requirements a street would have to be relocated , spoiling the well planned layout , Mr . Boynton suggested lot changes which would permit an increase in the depth of lots 50 and 55 . Mr . Liguori pointed out that the lot size requirements of the Zoning Ordinance are too rigid particularly when public water and sewers are available . He stated that the 150 + depth is not necessary from a health viewpoint in these cases . After considerable discussion , Philips made the following resolution : Resolved that the Town Board give consideration to amendment of Section 9 of the Zoning Ordinance as follows : " Lot sizes in Residence Districts shall meet the following depths and width at the front yard .set back . 1 . When no pdblic water or sewer is available , the minimum width shall be 1001 and the minimum depth 1501 , 2 . When public water , but no sewer is available , the minimum width shall be 80 , and the minimum depth 150 ; excep Nthat Itne a9pt`hNmay9te re0duc6d to a minimum of 1201 provided that the lot area shall be not less than 123000 sq ., ft . 3 . When both public water and sewers are available the minim width shall be 601 and the minimum depth shall be 1501 except tFat t e ciepmaybe reduced to a minimum of 1201 provided that the lot area shall be not less than 9000 sq . ft . 9 Motion was unanimously adopted . Mr . Philips discussed his tenative proposal for recommended changes in the 411owable uses of Farm Districts . He requested additional time for study of the proposal- before formal resolution is made . xx Mr . Gordon pointed out that the Zoning Ordinance does not specifically permit medical clinics in residential districts . Mr . Philips moved that the Town Board consider the addition of the words - or medical clinics-- to Item 10 of Section fit . Motion was unanimously adopted . 'Af Mr . Gordon announced that the Town Board has appropriated $2 , 000 for use of Planning Board "" -a ng-- and $2000 for Metropolitan Planning Board for 1957 . He also stated that approval will be obtained to allow Board members to attend the Planning meetings at Buffalo in February . Next meeting will be February 6 .
