Chairperson Weitzel opened the public hearing at 7 : 20 P . M . meeting
was called to order by Chairperson Weitzel at 7 : 38 P . M .
and the following Notice of Publication was read :
" NOTICE IS HEREBY GIVEN , that a Public Hearing will be held by the
Town of Danby Planning Board on July 20 , 1994 at 7 : 15 P . M . , 1830
D anby Road , Ithaca , New York to consider approval of the proposed
subdivision of a 2 + / - acre lot from Town of Danby Tax Parcel No .
8 . - 1 - 33 , 35 . 5 + / - acres total , located at 640 Comfort Road , on the
northwest corner of Comfort and Gunderman roads . Estate of Edith
S iegenthaler , owner ; Richard Mulvey , Esq . , Agent .
At such time and place all persons interested in the subject matter

Comments from the Public :
Clare Fewtrell - 619 Comfort Road - is here to ask what is being
planned for the remaining property .
Chairperson Weitzel said that only a small portion of the parcel
which contains the house is to be subdivided . The remainder of the
property will be retained by the present owners .

Susan Beeners explained to Marjory Thayer that her recommendation
t o the Planning Board is that in any long range development of the
remaining parcel , adequate restrictions be placed to insure the
preservation of Lick. Brick Gorge .
Marjory Thayer said that her intention for the remaining property
is to have a conservation easement that would protect Lick Brook .

Ralph Wilbur - Owner of Wilbur Lumber Co . , Inc . - stated that he
does not have any objections to this proposal for subdivision and
a new house . He reminded the applicants that the property on the
o pposite side of Bald Hill Road sometimes generates noise from
o perating equipment and machines backing up . It is an industrial
zone with a lumber operation and has been there for many years .
For the record he stated that the Lumber Company was there first .

Joel Gagnon raised his usual objection to the removal of
agricultural land for development when other sites exist .

WHEREAS , this is an Unlisted action for which the Planning Board on

J uly 20 , 1994 , has reviewed a map entitled " SITE PLAN , WILLIAMS
W OOSTER RESIDENCE " , by Pamela J . Williams , dated July 1 , 1994 ,

Discussion followed regarding the intent of condition No . 2 in the
✓ esolution . The intent is to preserve the gorge area but not to

P rivilege of the Floor
Hillview Mobile Home Park Expansion - Update
Mary Lou Hardesty addressed the Board with an update on the
H illview Terrace Mobile Home Park expansion and subdivision . She
reported that the General Site Plan for the project was presented
t o the Town and the Board adopted Local Law No . 1 of 1994 relating
t o the proposed Hillview Terrace Subdivision and Mobile Home Park
E xpansion .
The following materials were submitted to the Planning Board to
review and are for the mobile home park expansion only .
1 ) Attachments to the SEQR relating to Section B of Project
Description ;
2 ) Brayton Foster ' s water update of 3 / 10 / 94 and 3 / 21 / 94 ,
( specifics of wells No . 5 and 6 ) , laboratory reports on the
new wells ;
3 ) mobile home park sign ;
4 ) proposed lighting for the park ;
5 ) map ;
6 ) general site plan outlining the boundaries and landscaping for
the park expansion ;
The general site plan details were described by Mary Lou for the
landscaping , mail boxes , sign , fence , etc .

d own test results .
S usan Beeners said that she has asked Bill Albern to include the
d rainage plan and to highlight the water and sewer lines on the
map . A neighbor has reported to her that there is run - off in the
spring from the hill along a hedge row .
Mary Lou reported that the engineering notes found on page 2 of the
site plan refers to the erosion control . The notice of intent for
t he storm water discharge has been completed and the DEC has
received the Negative Determination of Significance from the Town .
J ohn Anderson of Tompkins County Health Department will review the
plans next week .
Motion to schedule a Public Hearing for Mobile Home Park Expansion
and Planning Board Meeting
A motion was made by Joel Gagnon and seconded by Arch Dotson to
schedule a public hearing for the Hillview Terrace Mobile Home Park
E xpansion Final Site Plans for Wednesday , August 10 , 1994 at 7 : 30
P . M . The August 1994 Meeting of the Planning Board will follow the
public hearing .
A vote on the motion resulted as follows :

L aurenson Planned Development
S usan reported that the Town Board approved the Laurenson Planned
D evelopment on July 13 , 1994 . The proposal was essentially as •
referred to the Board with change in the acreage . Susan presented
t he final site plans to the Board for review .
D iscussion followed and the Planning Board will review the final
site plans at the August 10 , 1994 meeting .
