PLANNING BOARD MINUTES
Regular Meeting 7 : 30 P . M . February 16 , 1994

Chairperson Weitzel called the meeting to order at 7 : 34 P . M .
Approval of Planning Board Minutes - Postponed
A motion was made by Arch Dotson and seconded by Eloise Greene to
postpone the approval of Planning Board Minutes until the March 16 ,
1994 Meeting .
Discussion :
IIIJoel Gagnon reported that he has edited the minutes of the previous
meetings and made changes he would like conveyed to the Planning
Members .

Laurenson Proposal
Code Enforcement Officer Susan Beeners presented the Planning Board
with a proposal submitted by Rudy Laurenson . She asked the
Planning Board to consider General Site Plan Approval for a Planned
Development Zone of a Subdivision of Town of Danby Tax Parcel # 13 . -
1 - 8 , 51 acres total , located on the north side of N . Y . S . Route 96B
east of South Danby Road , Willseyville , New York . into one ( 1 )
lot of 34 + / - acres containing an existing dwelling , and one ( 1 )
lot of 17 + 11 acres proposed to contain a new four ( 4 ) unit
dwelling . Susan explained the clustered subdivision proposal .
Mr . Laurenson answered questions from the Planning Board related to
the preliminary plan for the multi unit dwelling and the parking
area .
S usan Beeners will prepare Part I of the LEAF , a Draft Part II for
SEQR . and a recommendation for the Planning Board to review .
IIISubdivision Proposal - Hoover / Street
D onald Street ( agent for Paul Hoover ) submitted a proposal for the
subdivision of a 1 . 03 + / - acre building lot from Town of Danby Tax
Parcel # 10 . - 1 - 21 . 2 , 20 . 86 acres total , located on the west side of
Michigan Hollow Road .
P roposed Subdivision - Hoffay
The Planning Board reviewed a Sketch Plan for the Proposed Hoffay
Farm subdivision of Town of Danby Tax Parcel # 2 . - 1 - 48 . 2 , 47 . 5 acres
total , located on the southeast side of Muzzy Road , into three ( 3 )
2 + / - acre lots and one ( 1 ) 42 + / - acre lot .
The Planning Board suggested that deed restrictions be placed on
lot No . 4 so that there can be no further subdivision on this
property .

D onald Street ( agent for Paul Hoover ) submitted a proposal for the
subdivision of a 1 . 03 + / - acre building lot from Town of Danby Tax
P arcel # 10 . - 1 - 21 . 2 , 20 . 86 acres total , located on the west side of
Michigan Hollow Road .
P roposed Subdivision - Hoffay
The Planning Board reviewed a Sketch Plan for the Proposed Hoffay II
Farm subdivision of Town of Danby Tax Parcel # 2 . - 1 - 48 . 2 , 47 . 5 acres
t otal , located on the southeast side of Muzzy Road , into three ( 3 )
2 + / - acre lots and one ( 1 ) 42 + / - acre lot .
The Planning Board suggested that deed restrictions be placed on
lot No . 4 so that there can be no further subdivision on this
property .
Rick Lazarus - R . D . # 1 Spencer - - addressed the Board with a request
for a Special Permit for the construction of a facility for storage
and sale of architectural salvage materials . Mr . Lazarus takes
down old barns for salvage . The site would generate very little
activity but does require the occasional use of a ban saw and a
fork lift . The general area being considered for the building is
near Peter Road , John Hill Road , South Danby Road or on his
property .
The Board suggested that Mr . Lazarus submit a plan for a Planned
D evelopment District for his proposed building and application .
P roposed Subdivision - VanGaasbeck/ Erica VanEtten
S cott VanGaasbeck and Erica VanEtten submitted an application for
t he proposed subdivision of a portion of Town of Danby Tax Parcel
# 7 . - 1 - 40 . 2 , 115 . 29 + / - acres total , located on the north side of

E ast Miller Road , west of Nelson Road , into two ( 2 ) lots of 5 . 67
+ / - and 3 . 52 + / - acres each . Charles and Bertha Makarainen Owners .
The proposal is for two ( 2 ) building lots on back acreage with a
105 foot right - of - way for access to the lots .
Public Hearings Scheduled
The Planning Board scheduled the following public hearings to be
held on Wednesday , March 16 , 1994 :
1 ) 7 : 00 P . M . - Hoover / Street - Subdivision Proposal ;
2 ) 7 : 10 P . M . - Makarainen / VanGassbeck & VanEtten Subdivision
P roposal ;
3 ) 7 : 20 P . M . - Laurenson Planned Development District
P roposal ;
4 ) 7 : 45 P . M . - Hoffay - Subdivision Proposal .
A regular meeting of the Planning Board will follow the public
h earings .
W illiam Farrell asked to be excused from the March 16 , 1994 III
P lanning Board Meeting .
J oel Gagnon submitted his suggested corrections of Planning Board
Minutes to the secretary .
