HomeMy WebLinkAboutZoning Analysis - 320 Elmira Road - May 12 2022 TO: Lisa Nicholas, Acting Director of Planning & Development Nikki Cerra, Environmental & Landscape Planner FROM: Megan Wilson, Zoning Administrator DATE: May 12, 2022 RE: Zoning Analysis – 320 Elmira Road I have reviewed the site plan review application for 320 Elmira Road, dated March 15,2022, and have determined that the project does not require any variances to be constructed as currently proposed. The project is legally non-conforming in the SW-2 district, as it does not meet the building setback, lot frontage, or parking area location requirements for the Southwest Area of the Zoning Ordinance. The proposed changes to the existing site plan do not exacerbate any of these deficiencies so area variances are not required at this time. Any future changes to the proposed building envelope or the parking area configuration will require an area variance from the Board of Zoning Appeals.
