To include associated electric & re-enforcement of first floor ceiling structure. Results: I met on site w/ Christopher Byrne, homeowner. This project was apparently finished many months ago and the family is living there. The kitchen, & the adjacent dining area, are the only areas inspected at rough in & they appear OK now at this final. GFI's is place. With the entire house finished it is impossible to tell if other wiring was done in the rest of the house - outlets do not appear to be new. The electric panel was existing. The homeowner, Christopher Byrne, said no wiring was done beyond what was inspected at the rough in. I saw no violations. -FINAL PASSED 2/21/2020MKELLY Notes: Nearly gut & remodel first floor. This project was apparently finished many months ago and the family is living there. We went through the entire house. To include associated electric & re-enforcement of first floor ceiling structure. Results: I met on site w/ Jeb Smith, contractor. We walked through entire house & reviewed project. Some existing very old construction that has been remodeled more than once. The previous remodel of record did some structural re-enforcement of the central ceiling beam that the current architect, Ernie Bayles, judged to be inadequate, and has designed a stronger beam & supports to replace the existing. Given the currently sagging ceiling I am requiring another review, as discussed w/ Jeb & to be noted on the BP, after the ceiling is stripped to the structural members. Draft electric plan was received, but was not adequate in many ways. Jeb said he was working w/ North Star Electric to refine electric design - electrical as built drawing to be required at rough in inspection before ANY wall covering are installed. -FOLLOW UP PARTIAL 2/8/2018MKELLY Notes: NEED TO CHECK ON THIS PROJECT - done? To include associated electric & re-enforcement of first floor ceiling structure. Was issued on 5/19/17, after a STOP WORK ORDER was issued. That Permit expired on 5/19/18 with no final inspection done, thus no Certificate of Occupancy was issued. As such it is illegal to occupy this structure. Multiple notices have been sent to you requesting that you renew the Permit, get a final inspection, and if it passes, a Certificate of Occupancy would be issued. I again ask that you renew this Permit so we can complete the inspection and Certification process. This can be done by calling the Town of Ithaca Building Dept. front desk folks at 273-1783 ext. 2, to request it - the renewal will be the price of a new Building Permit, so the cost to renew is $50 in this case. If this Permit is not renewed within 2 weeks, I will have an Order to Remedy issued, which will be followed up by a Court Summons, where I will request that the judge order that the structure be evacuated and not occupied until a Certificate of Occupancy is issued. Ceiling / floor joist shimmed level, but still lacking architects review as required by BP.
