HomeMy WebLinkAboutSketch Plan checklist- 2022From Town Code §270-186.A, revised by Town Board on July 11, 2022 Sketch Plan Review Submittal Checklist A complete Sketch Plan submission must be filed in the Planning Department at least 21 calendar days prior to the Planning Board meeting at which sketch plan review is requested. A complete application includes a PDF/digital submission containing the following items, plus hard copies of materials where noted: o Completed & signed Development Review Application – please apply online here: https://ithacany.viewpointcloud.com/ o Payment of Sketch Plan Review fees: https://ithacany.viewpointcloud.com/categories/1074/record - types/6457 – we accept credit cards online, as well as cash or check written out to “Town of Ithaca”. o General project narrative – 13 hard copies, explaining the purpose of the project, including the type and density of development, water and sewer systems proposed, and a general timetable for the development. o Two full size hard copy sets (24” x 36”) and 13 reduced hard copy sets (11” x 17”) of the following drawings. Drawings should contain the project title and address, graphic scale, north arrow, and date, and should show: o The general location of the proposed development in the town. o Approximate property boundaries of the parcel(s) involved. o Existing land use of property and immediately adjacent properties. o Approximate locations of existing buildings and structures (accessory buildings, walls, fences, parking areas, etc.) o Approximate location of existing water and sewerage facilities. o Approximate location of adjacent or nearby highways. o General topography of the project area. o Location of potentially significant, natural, or cultural features on or adjacent to the project site (streams, wetlands, ponds, slopes, historic structures, etc.) o Proposed land use of the property, with proposed buildings and structures. o Approximate locations of proposed water and sewerage facilities. o Approximate locations of proposed stormwater facilities. o Approximate locations of proposed roadway, pedestrian, and bicycle facilities.
