Dear Daniel,
On behalf of our client, Dakota Partners, we are submitting the enclosed information to formally request
that the Town of Ithaca review the feasibility to allocate a daily water supply demand in the amount of
38,700 gallons per day to the multi‐family residential project proposed on the parcels noted above.
The project consists of a 175 unit multi‐family residential apartment development on the two parcels
located in the Town of Ithaca as well as a 40 unit town home development on the adjoining parcel to the
north located in the Village of Lansing. At a total of 215 dwelling units and using the Town of Ithaca’s
water loading ratio of 180 gallons per day per unit, the anticipated total daily water demand equates to
38,700 gallons per day.
Water service lines for each site will connect to the 10” Town of Ithaca water main running along the
common parcel boundary between the two sites as shown on the enclosed plan. A proposed 10”
private water line will provide water service to the multi‐family apartment development in the Town of
Ithaca. We currently propose an 8” public water main to be owned by the Village of Lansing as the
means of providing water service to the town home units located in the Village of Lansing.
As you know we are currently working with the Village of Lansing and Village of Cayuga Heights
regarding details surrounding allocating capacity for sanitary sewage disposal for the entire project.
While we work through that aspect of project feasibility, we respectfully request that the Town of Ithaca
formally initiate review of the requested water demand allocation required for this project as noted
above.
