situate in the Town of Ithaeas County of Tompkins$ and State of New
York$ being the parcel shown on the map entitled "PORTION OF LANDS OF
THE IMMACULATE CONCEPTION CHURCH$ FLORAL AVENUE$ TOWN OF ITHACA$
TOMPKINS COUNTY, N.Y." made by John A. Dougherty$ Licensed Surveyors
dated July 3* 19646 a copy of which is to be filed concurrently here-
with, and which parcel according, to said map may be bounded and das-
cribed as follows: Beginning, in the center line of Floral Avenue in
the division line between the lands conveyed by Bernard J. Kelly and
wife to the Immaculate Conception Churehs Ithacan by deed dated June
79 1894$ recorded in Liber 142 of Deeds at page 344, on the north, and
premises formerly conveyed by William T. Bethel to Earl C. Baker and
wife by dead dated January 8$ 1937 and recorded in Liber 243 of Deeds
Iat page $4$ on the south; thence north 32 degrees 46 minutes east*
along the center line of Floral Avenues 55 feet to a point; thence
south 82 degrees east 783.5 feet along remaining lands of the Immacu-
late Conception Church, to an iron pipe in the westerly line of the rig t
o`f way or lands of the Lehigh Valley Railroad, said course at 27.5 feet
passing through an iron pipe in the easterly line of Floral Avenue;
thence south 44 degrees 10 minutes west, along the fence marking the
westerly line of said railroad lands, 61.9 feet to an iron pipe; thence
north 82 degrees west, along, the said division line, 770 feet to the
point of beginning, said course passing through an iron pipe in the
easterly line of Floral =Avenue located 2.7.5 feet easterly
from the
center line of Floral Avenue.
It is the intention hereof that the
aforesaid parcel shall be SO feet in width with the northerly and
southerly boundary lines parallel to each other. v
This conveyance is made to the Town of Ithaca for use of the
above described premises for purposes of a public highway. Until such
time as the above described parcel is opened and established for public
highway purposes, the grantor, its successors and assigns, shall havet

the right to use said parcel for purposes of ingress and egress�to and
from Floral Avenue and the remaining lands of the grantor on the north
of said parcel.
The northerly and southerly boundary lines of the above parcel

are parallel to each other and fifty (50) feet apart.
The above described premiaea are a portion of the promises conveys
by Bernard J. Kelly and wife to the Grantors by dead dated runs 71 I
1894, recorded in Liber 142 of. Deeds at page 344.

This conveyance is made pursuant to a resolution duly adopted
by the Hoard of Truutoss of the Immaculate Conception Church, Ithaca,

Diocese of Rochester, New York.
