Public hearings are for scope and context of actions on the elements that we do have enforcement of such as Comprehensive Planning, Site Plan Review, Special Permits and Subdivisions. We have an advisory role too on land use regulations and actions before other boards. PB 2021-02-02 (Filed 3/7/) pg. I =1r= ii FAT E�r The modification is for the Deer Run Homeowners Association (DRHA), who owns a.76+/- acre property that crosses Saranac Way in the Deer Run Subdivision on South Hill to convey approximately 0. 1 00,v /- acres to the property owner of 308 Saranac Way and on the other side of Saranac Way, the DRHA will convey approximately 0. 10 acres to the property owner of 309 Saranac Way. The property owners of 308 and 309 Saranac Way will consolidate the small portions of land with their respective properties. No new building lots are proposed. SEQR Determination Ms. Meier Swain turned to the SEQR form. A clarification was made on the acreage and the habitat for certain butterfly species which is not available on or around this parcel. No explanation is required, and this board is doing its due diligence to ensure there are no environmental impacts. There was no one else wishing to address the board and Ms. Rosa stated for the record that she had not received any calls or emails from anyone wishing to be heard and the hearing was closed. Modification Determination Mr, Lindquist asked about the extra space that is not buildable and what the plans are for that area, Mr. Perehinec, Attorney, stated that the goal would be to make that a buildable lot at some point in the future, but it is difficult with the way the Homeowners' Association is set up and getting everyone in one room and voting on any proposal and even more so to get that number of people to agree on one thing. He added that there will be a pen-nanent easement granted by the HOA to 309 Saranac Way for ,v.ccess to maintain and/or the repair the footer drain. There was some discussion regarding the portion of the parcel across the street and any plans for it and a member of the HOA was present and stated that she was not aware of any plans and it is used for a place to walk dogs and would probably remain so. There were no other questions and modifications were made to the resolution as drafted to reflect county filings the town would require.
