Bush, as Treasurer of Tompkins County, dated October 8, 1926 and recorded in the Tompkins County Cla rk's Office in Libor No. 211 of Deeds at page 523• TOGETHER with the appurtenances and all the estate and rights of the parties of the first part in and to said premises. TO HAVE ARID TO HOLD the above granted premises unto the said party of the s econd part, his heirs and assigns forever. AND the said Fred Colwell and Mary Colwell parties of the first partdo covenant with said party of the second part as follows: FIRST. That the party of the second part shall quietly enjoy the said premises. SECOND. That the said parties of the first part will forever WARRANT tb;a title to said premises. THIRD. That the grantor receive the consideration for this conveyance as a trust fund to be applied first for the purpose of paying the cost of any improvements that has been comenced upon the premises and has not been completed at least four months before the making and recording of this deed, and that the grantor will apply the same first to the payment of the cost of improvement before using and part of the total of the same for any other purposes. Bush as County Treasurer aforesaid, does hereby GRANT RE6FASE AND CONVEY to said party of the second part; ALL IRAT PIECE OR PARCEL OF LAND lying and being in the town of Ithaca, County of Tompkins State of New York, assessed on tax roll of said town in the year 1932 to Edward Sullivan and bounded and described in such tax roll and the description furbished pursuant to law thereof as set forth in the notifies of sale prepared therefrom and duly published pursuant to law as follows: Property in school district No. 7. North -highway; East- Yerrett; South- Adams; sest- Gridley. This conveyance is intended to and does convey to the grantee named, the interest and title to these lands of the said Edward Sullivan specified as the omer or occupant thereof, in the tax roll of the said town of the said year 1932 and the interest a1 d title of all other persons thereto so far as the laws of this state divest such persons thereof through the procedure of assessments and levy of taxes and of tax sale and conveyance pursuant thereto. This conveyance is subject to all claims which the County of Tompkins may have on the leis described for taxes or other liens or incumbrances thereon.
