THIS INDENTURE is made this day of November, 2010, by and between
the TOWN OF ITHACA, a municipal corporation in the County of Tompkins, New York, as the agent
municipality, acting on behalf of itself, the Town of Lansing, the Town of Dryden, and the Village of Cayuga
heights, and the Village of Lansing, jointly associated through the Southern Cayuga Lake Intermunicipal Water
Commission, pursuant to Article 5-G of the General Municipal Law, with offices at 119 East Seneca Street, Ithaca,
New York 14850, herein the Party of the First Part, and
EDWARD J. CROSSMORE and DEENA G. CROSSMORE, of 1125 Taughannock Boulevard, Ithaca, New York
14850, and BURZOE K. GHANDI and NANCY F. GHANDI, of 5042 North Ardmore Avenue, Milwaukee,
Wisconsin, 53217; and TREVOR DONOVAN, of 19 Keswick Way, Fairport, New York 14450; each and all herein
the Parties of the Second Part
WITNESSETH, that the Party of the First Part, in consideration of One and 00/100 Dollars ($1 00), lawful money
of the United States, and other good and valuable consideration paid by the Parties of the Second Part, does
hereby quit claim and release unto the Parties of the Second Part, their heirs, distributes, and assigns forever ALL
THAT TRACT OR PARCEL OF LAND situate in the Village of Lansing, County of Tompkins and State of New
York, bounded and described as follows
ALL RIGHT, TITLE AND INTERESTS in and to any lands of the Party of the First Part located within
the bounds of Lot 16 and/or Lot 17 as depicted upon a Survey Map entitled "Bolton Estate Subdivision -
Edward Y. Crossmore" dated October 30, 2007, prepared by Darrin A. Brock, LS, which map depicts the
Final Subdivision Plat and the roadways therein as filed in the Tompkins County Clerk's Office on March
27, 2008 as Instrument Number 523633-010 (herein, the "Survey Map").
BEING, a portion of the same premises as conveyed by Lucie G. Bolton to the Town of Lansing for roadway
purposes (498/802, being Parcel No 2 therein). Title Later vested in the Village of Lansing upon formation of the
Village, and title was thereafter conveyed by the Village of Lansing to the Town of Ithaca as the agent
municipality for the Southern Cayuga Lake Intermunicipal Water Commission (587/148) This Quit Claim Deed
from the Party of the First Part to the Parties of the Second Part is intended to transfer -back to the Parties of the
Second Part all such lands once held for such roadway purposes, but now no longer so used due to the
reconfiguration of the Bolton Point Access Road, so called, by creating a T-intersection at the loop roadway
(Blackchin Boulevard) to provide access to the Southern Cayuga Lake Intermunicipal Water Commission facilities
to the ��'est, all as more particularly shown upon the Survey Map. The areas and gores of land hereby transferred
ai e represented upon the Survey Map by the dashed lines lust south of Blackchin Boulevard as located within the
boundary lines of Lots 16 and 17.
SUBJECT TO the following as they affect the above described premises-
t Easement granted to New York State Electric and Gas Corporation by instrument dated December 40,
1062 and recorded in the Tompkins County Clerk's Office on January 30, 1963 at 443 Deeds page 584
2 Water Main Right of Way granted to the Town of Lansing by instrument dated December 17, 1970 and
recorded in the Tompkins County Clerk's Office on February 4, 1972 at 498 Deeds page 799.
Easement granted to New York State Electric and Gas Corporation by instrument dated April 28, 1975
and recorded in the Tompkins County Clerk's Office on June 11, 1975 at 545 Deeds page 959.
4 Water System Easement granted to Town of Ithaca, et gal, by instrument dated January 47, 1975 and
recorded in the Tompkins County Clerk's Office on December 18, 1975 at 549 Deeds page 383.
TOGETHER with the appurtenances and all the estate and rights of the Party of the First Part in and to said
premises,
SUBJECT TO the Trust Fund provisions of Section 13 of the Lien Law.
TO HAVE AND TO HOLD the premises herein granted unto the Parties of the Second Part, their heirs,
distributes, and assigns forever.
