The proposed .home shall be located no more than eight feet into the vegetative buffer, and b. Any trees, 5" diameter or more, and any shrubs two feet or taller removed within the buffer in conjunction with the construction of the house, shall be replaced, in another portion of the buffer, with non-invasive species similar in size to those items being removed, and c.- The applicant will grant to the Town of Ithaca an easement in the Town's usual form granting to the Town an easement for a sewer line 20 feet in width to be located five feet east of the existing sewer line to 15 feet west of the existing sewer line; said easement to be granted prior to the issuance of any building permit, and the applicant expressly agrees to the inclusion of this condition.
