WITNESSETH, that the grantors, in consideration of ---- ONE ----- Dollar ($1.00) lawful
money of the United States, and other good and valuable consideration paid by the
grantee do hereby grant and release unto the grantee her or his heirs, successors and
assigns forever, the following described premises shown on the attached Schedule "A"
hereof.

TOGETHER with the appurtenances and all the estate and rights of the grantor in and to
said premises.
TO HAVE AND TO HOLD the premises herein granted unto the grantee his or her heirs,
successors and assigns forever. AND the said grantors covenant as follows:
FIRST, That the grantee shall quietly enjoy the said premises;
SECOND, -That the grantors will forever Warrant the title to said premises.
This Deed is subject to the trust provisions of Section 13 of the Lien Law.

ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca, County of
Tompkins and State of New York, being a portion of Lot 21 as shown on a subdivision
map entitled, `"WESTWOOD HILLS RESIDENTIAL SUBDIVISION", Tim Ciaschi-
Developer-FINAL PLAT — PHASE ONE — Town o Ithaca, Tompkins County, New York",
dated September 11, 1987, prepared by T.G. Miller Associates, P.C., Engineers and
Surveyors, which subdivision map was filed in the Tompkins County Clerk's Office on
November 24, 1987 in vault Box XII, Slot 45, more particularly bounded and described
as follows:
BEGINNING at a point marked by an iron pin in the south line of Woolf Lane a
distance of 101.37 feet easterly along said south line from northwest corner of Lot 21;
Thence running along the south line of Woolf Lane on a curve to the right with a
radius of 703.40 feet an arc distance of 150.16 feet to a point marked by an iron pipe
(chord bearing a distance of south 84 degrees 42 minutes 33 seconds east 149.87
feet):
Thence running north 11 degrees 24 minutes 21 seconds east a distance of 5.00
feet to a point in said south line of Woolf Lane;
Thence continuing along the south line of Woolf Road Lane south 78 degrees 35
minutes 43 seconds east a distance of 135.88 feet to a point;
Thence running westerly on a curve to the left having a radius of 479.00 feet an
arc distance of 227.73 feet to a point marked by an iron pipe (chord bearing and
distance of south 84 degrees 51 minutes 16 seconds west, 225.51 feet);
Thence running south 71 degrees 31 minutes 41 seconds west a distance of
55.00 feet to a point marked by an iron pipe;
Thence running north 5 degrees 10 minutes 18 seconds west, passing through a
point marked by an iron pin at 30.83 feet, and continuing for a total distance of 73.74
feet to the point or place of beginning, containing 8,225 square feet, more or less.
The above described premises are shown as Parcel B on a survey map entitled,
"Survey Map Showing Lands of Paula McClure to be Subdivided, Town of Ithaca,
Tompkins County, New York," prepared by T.G. Miller, P.C., Engineers and Surveyors,
dated march 27, 2002 and approved by the Planning Board Town of Ithaca on October
28, 2002, which map has been recorded in the Tompkins County Clerk's Office in Liber:
CD2514 at Page: 5222 on December 2, 2002 (see Drawer WW163).
Being the same premises conveyed to the Ulysses Town Water District (3) by
warranty deed from Paula McClure dated November 12t', 2002 and recorded in the
Tompkins County Clerk's Office at Liber: CD2514 at Page: 5147 on December 2, 2002.
Subject also to the reservation by the United States of American of three -fourths
of all coal, oil, gas and other minerals in or under said premises in a deed dated March
23, 1945, recorded May 29, 1945 in said Clerk's Office in Liber 277 of Deeds at page
472.
Subject to the condition set forth in the Water Service Agreement between the
parties that if during 35 years of the date of this conveyance the grantee, Town of
Ithaca, ceases to use the above described premises as a water pump station facility,
and does not replace the pumping station with another pumping source for the Town of
Ulysses, title to the premises herein conveyed shall be re -conveyed back to the Town of
Ulysses Water District Number 3 for ($1.00) one dollar.
Subject also to the following easements insofar as they may affect the above
described premises:
1. To New York Telephone Company and New York State Electric & Gas
Corporation by instrument dated December 7, 1961, recorded in the
Tompkins County Clerk's Office in Liber 438 of Deeds at page 402 and a
right of way granted to New York Telephone Company by instrument
dated November 16, 1987 recorded in said Clerk's Office in Liber 635 of
Deeds at page 1095.
2. To New York State Electric & Gas Corporation for a gas pipe line dated
October 25, 1960, recorded in said Clerk's Office in Liber 433 of Deeds at
page 249; dated June 20, 1960, recorded in Liber 431 of Deeds at page
81; July 24, 1959, recorded in Liber 423 of Deeds at page 52.
3. To New York State Electric & Gas Corporation for a pole line by instrument
dated October 25, 1960, recorded in said Clerk's Office in Liber 432 of
Deeds at page 1094; and dated November 16, 1987, recorded in Liber
635 of Deeds at page 1095.
