Subject also to the reservation by the United States of American of three -fourths of all coal, oil, gas and other minerals in or under said premises in a deed dated March 23, 1945, recorded May 29, 1945 in said Clerk's Office in Liber 277 of Deeds at page 472. Subject to the condition set forth in the Water Service Agreement between the parties that if during 35 years of the date of this conveyance the grantee, Town of Ithaca, ceases to use the above described premises as a water pump station facility, and does not replace the pumping station with another pumping source for the Town of Ulysses, title to the premises herein conveyed shall be re -conveyed back to the Town of Ulysses Water District Number 3 for ($1.00) one dollar. Subject also to the following easements insofar as they may affect the above described premises: 1. To New York Telephone Company and New York State Electric & Gas Corporation by instrument dated December 7, 1961, recorded in the Tompkins County Clerk's Office in Liber 438 of Deeds at page 402 and a right of way granted to New York Telephone Company by instrument dated November 16, 1987 recorded in said Clerk's Office in Liber 635 of Deeds at page 1095. 2. To New York State Electric & Gas Corporation for a gas pipe line dated October 25, 1960, recorded in said Clerk's Office in Liber 433 of Deeds at page 249; dated June 20, 1960, recorded in Liber 431 of Deeds at page 81; July 24, 1959, recorded in Liber 423 of Deeds at page 52. 3. To New York State Electric & Gas Corporation for a pole line by instrument dated October 25, 1960, recorded in said Clerk's Office in Liber 432 of Deeds at page 1094; and dated November 16, 1987, recorded in Liber 635 of Deeds at page 1095.
