WITNESSETH, that the party of the first part, in consideration of One and 00/100 Dollar
($1.00), lawful money of the United States, and other good and valuable consideration, paid by the
party of the second part, does hereby grant and release unto the party of the second part, its
successors and assigns forever,
ALL THAT TRACT OR PARCEL OF LAND situate in Town of Ithaca, County of
Tompkins, State of New York bounded and described as follows:
BEGINNING at a point marked by a set iron pin and cap at the southwest corner of the
existing portion of Chase Lane (conveyed to Town of Ithaca at 660/1025);
Running thence north 800 31' 32" east, along the southerly line of the existing portion of
Chase Lane, a distance of 70.00' to a point marked by a set iron pin and cap;
Running thence south 09028' 28" east a distance of 182.48' to a point marked by a set iron
pin and cap;
Running thence south 80' 3 F 32" west a distance of 70.00' to a point marked by a set iron
pin and cap;
Running thence north 09' 28' 28" west a distance of 20.00' to a point marked by a set iron
pin and cap;
Running thence south 80' 31' 32" west a distance of 60.00' to a point marked by a set iron
pin and cap;
Running thence north 09' 28' 28" west a distance of 50.00' to a point marked by a set iron
pin and cap;
Running thence north 80' 31' 32" east a distance of 60.00' to a point marked by an existing
iron pin;
Running thence north 09' 28' 28" west, passing through a point marked by an iron pin at a
distance of 60.00 feet, a total distance of 112.48' to the point or place of beginning containing 0.362
acres.
THE above described premises are more particularly shown on a survey map entitled "Survey
Map Showing a Portion of Lands of Tessa Sage Flores, Lot 99, Town of Ithaca, Tompkins County,
New York" prepared by Michael John Reagan, L.S. dated March 2004, amended June 29, 2004,
approved by the Chair of the Town of Ithaca Planning Board on July 6, 2004, a copy of which was
filed in the Tompkins County Clerk's Office on July 7, 2004 in Drawer MKR, sheet 25, with
Instrument Number 456957-001.
Being a portion of the premises conveyed to the Grantor herein by deed dated July 30, 1994
and recorded on July 1, 1994 in the Tompkins County Clerk's Office in Liber 728 of Deeds, at Page
50.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
its successors and assigns forever.
AND said party of the first part covenants as follows:
FIRST: That the party of the second part shall quietly enjoy the said premises.
SECOND: That said party of the first part will forever warrant the title to said premises.
THIRD: That, in Compliance with Section 13 of the Lien Law, the grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the improvement before using any part of the total of the same for any
other purpose.
IN WITNESS WHEREOF, the party of the first part has hereunto set her hand and seal the
