THIS INDENTURE, made this 20th day of April, Nineteen Hundred
Ninety -Three.
BETWEEN Orlando Iacovelii and Helen Iacovelli, husband and
wife, of 347 Coddington Road, Ithaca, New York 14850,
individually and as joint owners of a 75% (3/4) interest
and Ralph Iacoveili of 240 Pennsylvania Avenue,
Ithaca, New York 14850 as a 25% (1/4) owner, as tenants
in common,
Parties of the First Part, and

NITNBSSBTR, that the parties of the first part, in consideration

other good and valuable consideration paid by the party of the second
part, do hereby grant and release unto the party of the second part, its
heirs, distributees and assigns forever,
ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca,
County of Tompkins and State of New York, more particularly bounded and
described as follows:
BEGINNING at a point in the northeasterly line of the former D. L.
& W. Railroad right of way, marked by an iron pin, said point being the
southeasterly corner of premises now or formerly of Bowlsby (Liber 628
Deeds, page 723) and shown on the Final Subdivision Plat Klondike Manor,
dated January 9, 1989, revised November 9, 1989, December 18, 1989 and
arch 8, 1993, made by Lawrence P. Fabbroni, a copy of which is filed in
the Tompkins County Clerk s office concurrently herewith.
THENCE north 8010, east a distance of 227.2 feet to a point marked by an
iron pipes
THENCE south 82032, east a distance of 410.6 feet to a point marked by a
dead elm trees
THENCE south 8005, west a distance of 516.5 feet to a point in the
northeasterly line of said former D. L. a W. Railroad right of way;
THENCE north 47610' west, along the northeasterly line of said former D.
L. & W. Railroad right of way, a distance of 500.0 feet to a point
marked by an iron pin, being the point and place of beginning.

TOGETHER with the rights of wey to Coddington Road and
Pennsylvania Avenue as shown on a survey map entitled *Proposed Division
of Lands of Richard and Nary M. Brown - Part of Lot 97, Town of Ithaca,
Tompkins county, New York, made by John Dougherty, L.S., dated April 7,
1962, a copy of which is filed in the Tompkins county Clerks office in
Map Book F-5 at page 25.
SUBJECT to the following:
1. An easement granted to New York State Electric and Gas
Corporation for a pole line easement by instrument recorded in the
Tompkins county Clerks Office on October 30, 1956 in Liber 392 of Deeds
at page 455.
2. An easement granted to New York State Electric and Gas
Corporation for a gas pipe line easement by instrument recorded in the
Tompkins County Clerks Office in Liber 394 of Deeds at page 410.
BEING the same premises conveyed to the grantors herein by deed of
Richard M. Brown and Mary N. Brown dated July 16, 1986 and recorded in
the.Tompkins County Clerk's Office on August 26, 1986 in Liber 619 of
Deeds at page 1026.

County of Tompkins and State of New York, more particularly bounded and
described as follows:

THENCE north 47010, west, along the northeasterly line of the former D.
L. & W. Railroad right of way, a distance of 107.25 feet to a point
marked by an iron pin, being the point and place of beginning.
BEING the same premises conveyed to the grantor, Orlando
Iacovelli, by deed of New York State Electric and Gas Corporation dated
July 19, 1989 and recorded on July 19, 1989 in the Tompkins County
Clerk's Office in Liber 647 of Deeds at page 919.

Together with the appurtenances and all the estate and rights of
the parties of the first part in and to said premises,
To have and to hold the premises herein granted unto the party
of the second part, its heirs, distributees and assigns forever.
And said parties of the first part covenant as follows:
First, That the party of the second part shall quietly enjoy the
said premises
Second, That the parties of the first part will forever Warrant
the title to said premises.
Third, That the parties of the first part shall receive the
consideration subject to Section 13 of the Lien Law of the State of New
York.
In Witness whereof, the parties of the first part have hereunto
set their hands and seals the day and year first above written.
