PARCEL I
ALL THAT TRACT OR PARCEL OF LAIR) situate in the Town of Ithaca, County of Tompkins and State of New York, being part

BEGINNING at an iron pin marking the northwesterly corner of Lot 12, shown on the "Final Plat Showing Phase I -A
Shalebrook Subdivision, Town of Ithaca, County of Tompkins, State of New York", by George Schlecht, P.E., L.S.,
dated October 1, 1990, which nap was filed in the Tompkins County Clerk's Office on May 3, 1991 in Drawer Q, Sheets
38 and 39, said pin being set in the southerly line of Bundy Road and being south 8 degrees 2 minutes west 30 feet
from a point in the centerline of Bundy Road, which point is 1,887.85 feet westerly along said centerline from its
intersection with the west line of New York State Route 96; thence north 81 degrees 57 minutes 09 seconds west along
the south line of Bundy Road a distance of 60 feet to an iron pin marking the northeasterly corner of Lot 1, as
shown on the said Final Plat of Phase I -A Shalebrook Subdivision; thence south 8 degrees 2 minutes 10 seconds west
a distance of 51.01 feet to a point; thence southwesterly on an arc to the right, whose radius is 227.35 feet, an
arc distance of 161.48 feet to a point; thence south 48 degrees 44 minutes 35 seconds west passing through an iron
pin at 87.20 feet for a total distance of 162.20 feet to a point; thence southwesterly on an arc to the left which
arc has a radius of 188.54 feet and arc distance of 147.75 feet (passing through an iron pin at 59 feet) to a point;
thence south 3 degrees 50 minutes 31 seconds west, passing through iron pins at $7.55 feet and at 307.55 feet for
a total distance on this course of 407.55 feet to an iron pin set in the northwesterly extremity of a turnaround
(being in the east line of Lot 15 shown on the subdivision map above -mentioned), whose radius is 50 feet; thence
on an extended arc to the left with the radius of 50 feet passing through iron pins at 40.39 feet, 146.57 feet and
211.57 feet, for a total distance on this arc of 247.22 feet to an iron pin set at the northeasterly extremity of
said turnaround (said pin being in the west line of Lot 18 in said subdivision); thence north 3 degrees 50 minutes
31 seconds east, passing through iron pins set at 163.62 feet and at 363.62 feet, for a total distance on this
course of 423.37 feet to a point; thence on an arc to the right whose radius is 128.54 feet, an arc distance of
100.73 feet to a point; thence north 48 degrees 44 minutes 35 seconds east passing through pins at 69.74 feet and
at 80.26 feet for a total distance on this course of 162.2 feet to a point (the 10.52 foot leg between the two
iron pins on this last course marks the westerly boundary of Parcel II hereinafter described); thence on an arc to
the left, whose radius is 287.35 feet, passing through a pin at an arc distance of 95.54 feet and continuing for
a total arc distance on this arc of 204.1 feet to a point; thence north 8 degrees 2 minutes 10 seconds east a
distance of 51.01 feet to the pin at the point or place of beginning.
TOGETHER with all right, title and interest of the grantor in and to that portion of Bundy Road to the centerline
thereof lying immediately adjacent to the north of the above described parcel, SUBJECT to the rights of the public
therein.
Parcel I is conveyed SUBJECT TO a pole line easement granted to New York State Electric and Gas Corporation by
instrument dated Narch 12, 1936 and recorded in the Tompkins County Clerk's Office in Liber 239 of Deeds at page
267.
The above described parcel is denoted on the subdivision map above -referenced as "Perry Lane".

ALL TEAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca, County of Tompkins and State of New York, being part
of Military Lot 49 in said Town and bounded and described as follows:
BEGINNING at an iron pin marking the southwesterly corner of Lot No. 11 shown on the "Final Plat Showing Phase I-
A, Shalebrook Subdivision, Town of Ithaca, County of Tompkins, State of New York", by George Schlecht, P.E., L.S.,
dated October 1, 1990, which map was filed in the Tompkins County Clerk's Office on May 3, 1990 in Drawer Q, Sheets
38 and 39, said pin being set in the easterly line of Perry Lane, as shown on said map, a distance of 337.05 feet
southerly along the easterly line of said Perry Lane from its intersection with the south line of Bundy Road in said
Town; thence south 59 degrees 22 minutes 24 seconds east along the southerly boundary of said Lot 11 in Shalebrook
Subdivision, Phase I -A a distance of 251.86 feet to a pin marking the southeasterly corner of said Lot 11 in said
Subdivision; thence south 37 degrees 46 minutes 58 seconds west a distance of 10.08 feet to a pin marking the
northeasterly corner of Lot 10 in said Subdivision; thence north 59 degrees 22 minutes 24 seconds west along the
northerly line of said Lot 10 in said Subdivision a distance of 253.87 feet to an iron pin marking the northwesterly
corner of Lot 10 in the easterly line of Perry Lane; thence north 48 degrees 44 minutes 35 seconds east along the
east line of Perry Lane a distance of 10.52 feet to the point or place of beginning.
The above described parcel of land is denoted on the above -referenced subdivision map as "A 10' Wide Pedestrian
Right -of -Way to be Dedicated to the Town of Ithaca".
PARCELS I AND II are conveyed SUBJECT to an easement for underground electric, gas and communications systems
granted to New York State Electric and Gas Corporation and New York Telephone Company by instrument dated August
1, 1991 and recorded in said Clerk's Office in Liber 664 of Deeds at page 600.
Parcels I and II are a portion of the premises conveyed to Shalebrook Development Corp., by Richard A. Perry and
Mary Louise Perry, by deed dated as of July 1, 1991 and recorded in the Tompkins County Clerk's Office on October
30, 199L, in Liber 645 of Deeds at page 441
