McBrady by deed recorded in said Clerk's office September 11, 1986 in Liber 620 of Deeds at page 378 (Lot • 25-A), and premises conveyed by Jonson to Gruman (621 Deeds, page 109) to a pipe marking the southeast corner of said premises conveyed by Jonson to Gruman (Lot 25-B), being the point and place of beginning. The above description is made in accordance with a map entitled "Final Plat GRANDVIEW SUBDIVISION Town of Ithaca, Tompkins County, New Yor-k+r dated January 24, 1986, revised February 16, 1986, further revised February 21, 1986 and lastly revised April 15, 1986 and filed in the Tompkins County Clerk's Office May 7, 1986 in Vault Box X. Slot B, being shown on said map as "PARK LANDS". 1' UDER 96i PA'a 544 Being a portion of the same premises conveyed to the grantors herein by Gladys W. Blatchley by deed dated May 21, 1986 and recorded in the Tompkins County Clerk's office in Liber 617 of Deeds at page 240. This conveyance is made and accepted in accordance with the requirements of the Board of the Town of Ithaca at the time this subdivision was accepted and approved by said Town, March 4, 1986. Said premises are also subject to an easement granted by Richard K. Blatchley and Gladys W. Blatchley to the New York State Electric & Gas Corporation for a gas pipe line by instrument recorded in said Clerk's Office on January 8, 1955 in Liber 374 of Deeds at page 425 insofar as it may affect said premises. The premises are also conveyed together with a permanent easement to enter upon, construct, operate, maintain, repair and replace a sanitary sewer pipeline and appurtenances. Said easement to be twenty feet in width the northerly line of which is the northerly line of premises described as Lot 22-A of the Grandview Subdivision as conveyed by Ivar R. Jonson and Janet B. Jonson to James D. Marchio and Deborah Constantine-Marchio, by deed recorded in Liber 628 of Deeds at page 787, and running from Terraceview Drive along the entire north line of the premises conveyed to Marchio which said easement was reserved in the deed to Marchio, above mentioned, except that the 1.5 feet encroachment of the residence on said lot as shown by the survey attached to the above mentioned deed shall be allowed to continue at its present location without enlargement for so long as said residence stands. The premises are also conveyed together with a PERMANENT EASEMENT to enter upon, construct, maintain, repair, and replace a sanitary sewer pipe line and appurtenances. Said easement is 20 feet in width, except where a smaller width is limited by the property boundaries of Lot 21-B, across the southerly end of premises described as Lot 21-B of the Grandview Subdivision as conveyed by Ivar Jonson and Janet B. Jonson to Max E. Brunk and Letta R. Brunk, by deed recorded in the Tompkins County Clerk's Office in Liber 627 of Deeds at page 674 and later conveyed by Max E. Brunk and Letta R. Brunk to Steven H. Chapman by deed recorded in said Clerk's Office in Liber 640 of Deeds at page 792, and later conveyed by Steven H. Chapman to Dennis J. Tevlin and Andrea Umbach by deed recorded in the Tompkins County Clerk's Office in Liber 649 of Deeds at page 648, the easement runs southwesterly from Terraceview Drive across the extreme south end of the premises of Tevlin and Umbach. The location of the center line of said easement is shown on a survey entitled "Map of Survey Lots 21-A and 21-B Grandview Subdivision" dated May 16, 1987 and re -dated 8/22/89, prepared by Robert S.
