more particularly described as follows: COMMENCING at a
point, said point being the north corner of "Deer Run -
Teton Court", prepared by George Schlecht, P.E., L.S.,
filed in the Tompkins County Clerk's Office 12.-20-1989 in
Drawer 0/37, said point being marked by a set iron pin;
Thence, along the northeasterly line of the aforementioned
"Deer Run - Teton Court", S 49 ° - 12' 51" E, 150.00 feet
to the TRUE POINT OR PLACE OF BEGINNING; Thence, N 40
degrees 47' 09" E, 313.07 feet to a point; Thence, S 490
12' 51" E, 208.71 feet to a point; Thence, S 400 47' 09" W,
313.07 feet to a point in the north line of the
aforementioned "Deer Run - Teton Court" subdivision;
Thence, N 490 12' 51" W, passing through set iron pins at
108.71 feet and 128.71 feet, a total distance of 208.71
feet to the POINT OR PLACE OF BEGINNING; containing 1.5
acres, be the same more or less.

a map entitled "Survey of Parcels A, B, C, D, E and F for
Hallberg Associates", -prepared by George Schlecht, P.E.,
L.S., dated 2-8-1990. The above premises are referred to

purposes described as follows:
ALL THAT TRACT OR PARCEL OF LAND, situate in the Town of
Ithaca, County of Tompkins and State of New York, being
more particularly described as follows:. BEGINNING at the
northwest corner of "Deer Run - Phase Two", as shown on a
map prepared by George Schlecht, P.E., L.S., dated
4-8-1988, last amended 6-6-1989 on record in the Tompkins
County Clerk's Office, said point also being the
southwesterly corner of lands conveyed to F. W. Hornbrook
by Deed Liber 442 at. Page 277, said point being marked by a
set iron pin; Thence, S 010 12' 16" W, along the westerly
line of the aforementioned "Deer Run - Phase Two", a
distance of 50.19 feet to a point; Thence, N 490 12' 51" W,
a total distance of 1148.92 feet to a point in the
northerly line of lands owned by Deer Run Investors by Deed
Libere 626 at Page 36; Thence, S 820 57' 28" E, along the
lands of Deer Run Investors, a distance of 72.13 feet to a
point; Thence, S 490 12' 51" E, a distance of 1056.01 feet
to a point in the easterly line of lands of Deer Run
Investors by the aforementioned deed; Thence, S 06. 26'
16" W, a distance of 1.59 feet to the POINT OR PLACE OF
BEGINNING; containing 1.01 acres, be the same, more or

A 40 ft. Wide Permanent Easement for General Municipal Purposes
described as follows:
ALL THAT TRACT OR PARCEL OF LAND, situate in the Town of
Ithaca, County of Tompkins and State of New York, being
more particularly described as follows: BEGINNING at the
northwest corner of Parcel "B" as said parcel is shown on a
map entitled "Survey of Parcels A, B, C, D, E and F for
Hallberg Associates", prepared by George Schlecht, P.E.,
L.S., dated 2-8-1990, said point being marked by a set iron
pin; Thence S 040 43' 51" W, a distance of 49.48 feet to a
point in the west line of said Parcel "B"; Thence N 490 12'
51" W, a distance of 240.40 feet to a point in the westerly
line of Parcel "E" as shown on the aforementioned map;
Thence, N 040 43' 50" E, along the westerly line of Parcel
"C", 49.48 feet to a point; Thence, S 490 12' 51" E, a
distance of 240.40 feet to the POINT OF PLACE OR BEGINNING;
containing 0.22 acres, be the same, more or less.
The above described easement is part of Parcel E as shown
on a map entitled "Survey of Parcels A, B, C, D, E And F
for Hallberg Associates, prepared by George Schlecht P.E.,
L.S. dated 2-8-1990 and filed in the Tompkins County
Clerk's Office on February 20, 1990 in Drawer 0 Sheet 59.
TOGETHER with right of ingress and egress over the roads
shown on all Maps of Deer Run previously filed until all
roads are accepted as Town Roads.
SUBJECT to all easements.
TOGETHER with the appurtenances and all the estate and rights
of the grantor in and to said premises.

grantee, the heirs or successors and assigns of the grantee
forever. AND the grantor covenants as follows:
FIRaT. - The grantee shall quietly enjoy the said premises;

This deed is subject to the trust provisions of Section 13 of
the Lien Law. The words "grantor" and "grantee" shall be
construed to read in the plural whenever the sense of this deed
so requires.
